Our plans call for a 98 room Candlewood Suites business class hotel, a two storv 12,000 square foot office-retail building and a national restaurant on the outparcel. .' ,- In reference to the Candlewood Suites Hotel, all of the rooms have state of the art cook tops. Existing code, as discussed, allows under the apartment-hotel classification 250/0 of the rooms to have cooking facilities. We realize that these codes were drafted some time ago. As Palm Beach County is number 1 in the nation in business growth, according to an article in The Palm Beach Post Times, and that Boynton Beach is growing at a rate of 3.20/0 faster than any other city, town or municipality in Palm Beach County, we respectfully request that the City review its zoning codes. As to traffic, in our fea:sibility and market studies, we found that Boynton Beach is losing hundreds of room nights, which means dollars. We find that Motorola employees are traveling 10 miles south to the Residence Inn in Boca Raton for accommodations. In addition, people looking for food service are driving out of Boynton Beach for food service. With the exception of the McDonald's, at Congress Avenue and Woolbright, there is no food service available north until Boynton Beach Blvd. corridor and to the south one has to travel 2.5 miles to Atlantic Avenue in Delray Beach and then east or west. In summary, we feel that the traffic would not specifically increase as those seeking services are using our roadways. Friedt, Jr. and a partner acquired a parcel of vacant land located at the Northeast corner of Congress Avenue and S.W. 30th Avenue in Boynton Beach, Florida. The property is approximately 4.4 acres with 629.51 feet of frontage on Congress Avenue with the plat dedicating the most easterly strip to on site water retention. On May 1, 1989, the former partner entered into an agreement with Glenn H. Friedt, Jr. to transfer certain interests held in other ventures and entities and for this received approximately 3.3 acres of the above mentioned 4.4 acre parcel. Glenn H. Friedt, Jr., through one of his entities, Mega Mini Co. Ltd., retained the remaining 1.1 acres. On May 10, 1989, the former partner entered into an agreement with Richard Blumberg to develop the property. This venture never came to fruition. Mr. Blumberg bought out the former partner and was in title to the 3.3 acres. At this time, Glenn H. Friedt, Jr., Richard Blumberg, William Thomas and Gerry Groh wish to develop the property. The plan will include a 98 room Candlewood Suites business class hotel, a two story office-retail building and on the corner parcel, a national restaurant. The restaurant parcel will be available for purchase or for lease. We presently are talking with Denny's Diner and Perkins restaurant as to the outparcel. Our companies will be utilizing 2500 square feet of the office-retail building. We are talking to Mailboxes, Etc.,who has shown a serious interest. We will be pursuing a health club operator for the building. There is only a $200,000 mortgage on the entire property. This mortgage is held by Mega Mini Co. Ltd., an entity predominantly owned by Glenn H. Friedt, Jr. and William Thomas. This mortgage would be subordinated to the construction lender, if not satisfied prior to commencement of construction. Mr. Friedt is the General Partner and Mr. Thomas is the Managing Partner of Space Plus Storage Center, a 10.01 acre parcel, contiguous to and immediately east of the subject property to be developed.
