FACTS:
1. This property is presently zoned R-1-A and was formerly zoned R-1.
2. The site is a 40' x 90' lot, platted as Lot 15, Block 6, Happy Home
Heights Subdivision.
3. The existing residence was constructed in 1947 on this site and has
the following deficiencies: 1. a 7.5 foot front yard setback and
2. building encroaching on lot 16 by 1.25 feet.
4. The owner has dedicated the west 2.87 feet of lot 16 to lot 15,
giving the house a 1.62 foot side setback.
5. This structure is a nonconforming structure because it does not
comply with the following site regulations [s~e Appendix A-Zoning,
Sec. 5. D. 2 . (a) ] .
a. Front yard of 25 feet (7.5 feet existing)
b. Frontage of 60 feet (40 feet existing)
c. Side yard of 7.5 feet (1.62 feet existing)
d. A lot area of 7,500 square feet (3,858.3 square feet existing)
6. A variance from Appendix A-Zoning, section 5.D.2.a "Building and
site regulations" would allow the structure to be repaired in
compliance with City codes.

FACTS:
1. This site is located on the north side of Isle Court and is
presently, and has always been, zoned R-1-AA.
2. This site was platted as a 75' x 100' lot.
3. The west 12.64 feet of this lot frontage forms 23 degrees,
38 minutes, 20 seconds of Isle Court's cul-de-sac, making it an
irregular shaped lot and requiring the structure to be 25 feet from
the radius of the cul-de-sac as part of the front setback.
4. Because of the facts in #3 above, 4 feet of the west corner of the
house extends into the 25 foot front setback at the cul-de-sac.
5. The owner has reduced the size of the house since its original plan
review and would need a variance of 4 feet at the west side of the
property to comply with Appendix A-Zoning, Section 5.C.2.a.

A PUBLIC HEARING will be held relative to the above application
by the BOARD OF ADJUSTMENT at City Hall, Commission Chambers,
Boynton Beach, Florida, on Monday, August 12, 1991, at 7:00 P.M.
Notice of a requested variance is sent to property owners within
400 feet of the applicant's property to give them a chance to
voice their opinion on the subject. Comments may be heard in
person at the meeting or filed in writing prior to hearing date.
