a. That special conditions and circumstances exist which are peculiar
to the land, structure, or building involved and which are not
applicable to other lar1ds, structures, or buildings in the same
zoning district;
b. That the special conditions and circumstances do not result from
the actions of the applicant;
c. That granting the variance requested will not confer on the
applicant any special privilege that is denied by this Ordinance
to other lands, buildings, or structures in the same zoning
district;
d. That literal interpretation of the prov~s~ons of this chapter
would deprive the applicant of rights commonly enjoyed by other
properties in the same zoning district under the terms of the
Ordinance and would work unnecessary and undue hardship on the
applicant;
e. That the variance granted is the minimum variance that will make
possible the reasonable use of the land, building, or structure;
f. That the granting of the variance will be in harmony with the
general intent and purpose of this chapter and that such variance
will not be injurious to the area involved or otherwise detrimental
to the public welfare.

A. 'lhe present building code requirerrents ~ to have at least .60' frontage
on road where the property is zoned RlA.
B. That the original intention of the subdivision was for the building of
single family dwellings originally plated in 50' lots.
c. That there are presently other hares existing & under constIUction in the
same subdivisions on 50' frontage lots.
D. The provisions of this chapter to require a 60' frontage for single family
dwellings would prevent me fran bn; 1 ding my hare on this lot, whereas other
variances have been granted in this subdivision in the past.
E. '!bat a1.lowing this 10' variance 1>t'OUld enable applicant to use lot per its
original purpose of single family dwelling.
F. The 10' variance will not conflict with the intentions of the chapter as
we will be staying within the assigned set-backs pertaining to residential
single family constn1ction.
