The Club has a limited membership of 265 members with no plans to change as this is established by By-Law. It is a private club. The North side of the parking lot is boardered by a drainage waterway, the East side, is boardered by the 10th fairway and the entrance drive, the South side is boardered by the existing clubhouse and the new putting gre~n and golf course, the West side is boardered by the existing golf cart storage/maint- enance building and the E-4 Canal of the Lake Worth Drainag~ District. The proposed addition is to make the existing locke'r facili~ies of the club more luxurious to keep pace with the present facility ~~grade. The locker expansion will contain larger lockers to help retain' .its current membership, not to add membership. ~tl ~, \ The Zoning Code has been updated since the club was built, ~o include the section requiring off-street parking for any increase in bu~lding square footage. Although in many cases this would be a good inclu~ion in the code, in this particular case it creates a hardship 0 clubs with a limited membership who now have more than enough parking to handle their limited membership. High Ridge Country Club has excess parking for the membership they have and now more than adequate with the adjustments agreed to for the current addition under construction. The Code requirement of 1 space/100sq. ft. for additional area added should be reviewed closer with respect to private clubs with a limited membership. c. No special privilege other than relief from the hardship described above a. b. d. The literal interpretation would work an unnecessary hardship on the club. e. Yes, It is our contention that the true spirit of the code has be met previously , and said variance would not help to serve the City, High Ridge Country Club, or High Ridge Country Club neighbors. Also no reasonable use of the land can be accomplished by adding more unused parking at the cost of giving up natural green lanscaped surroundings. f.
