FACTS:
1. This site and structure were permitted as a condominium .
recreation tacility and the parking was approved for that
use at the time.
2. The applicant would need a total of 124 parking spaces to
add 941 square feet to the existing 9,934 square foot
recreation building.
3. There are 102 parking spaces existing and a variance of 22
spaces is needed before the 941 square feet can be
permitted.
4. There is nothing in the Zoning Code that addresses a partial
variance as the applicant stated in the request. Seven
spaces plus the existing 102 would only be 10~ spaces and
124 are required for a 10,875 square foot recreation
building to comply with code.

BOARD OF ADJUSTMENT
a) We are seeking variance from the parking lot regulations because special
conditions and circumstances exist which are peculiar to the structure
at Leisureville. These special conditions and circumstances are that
the effected building was constructed prior to the initiation of the
present parking lot regulations and zoning requirements. ' Additionally,
because the building has been in existence for more than 20 years, we
feel that history has demonstrated that more then adequate parking exists
and that adding 941 square feet of storage area and one office will not
burden current parking levels.
b) The special conditions and circumstances of this building being constructed
many years prior to the City's adoption of these regulations is not the
result from the actions of the applicant.
c) This request applies only to relief of regulations for this building.
Applicant respectfully reserves the right to seek other variances to
existing buildings as part of an ongoing improvements program.
d) Literal interpretation of the prOVISIons of this chapter would work
unnecessary and undue hardship on the applicant in that no available
land exists at this facility for additional parking, no increase in
personnel or visitors is expected, and it would deprive the applicant
of use of its property.
e) If granted, this variance is the mInImum variance required to make
possible the reasonable use of the land.
f) The granting of this variance will be in complete harmony with the general
intent and purpose of this chapter and that such variance will not be
injurious to the area involved or otherwise detrimental to the public
welfare.
