FACTS:
1. This property is presently zoned REC and was formerly zoned R1AA.
2. The existing clubhouse was permitted in 1973, under permit #8788.
3. On November 13, 1989, Case #139 was approved 7-0 for a variance of
22 parking spaces to construct an additional 941 square feet to the
existing 9,934 square foot recreation building located then at a
section of the building that complied with the zoning setbacks.
4. This 941 square foot addition was to be used for storage space.
5. In 1975 the zoning of REC was approved and applied to existing and
proposed recreational areas not located in PUD developments.
6. Since the applicant did not construct the 941 square foot addition
as first planned, they are requesting to reduce the required 25'
front yard setback to 19' in order to construct an addition of 830
square feet to be used for storage.
7. Appendix A-Zoning, Section 5.I.2 requires a minimum front setback
of 25'.
