This site is presently zoned M-1 and was formerly zoned M-1. 2. A variance for nine (9) parking spaces was granted to the applicant on September 10, 1990, Case # 149. Result of variance: 51 -=--.2. 42 parking spaces required for the site variance approved, September 10, 1990 parking spaces provided at the site 3. Break down of square foot area of the one (1) building on the site: Abita Springs = 10,371 square feet Roberts Research Labs, Inc. & New Concepts for Beauty, Inc. = 18,999 square feet vacant space = + 4,620 square feet 33,990 total area 4. Parking Space Requirements: a. Manufacturing use: One (1) parking space per two (2) employees, but not less than one (1) space for each five hundred 1500) square feet of gross floor area; plus required parking spaces for any other principal uses, including office floor area. - b. Wholesale & Distributing use: One (1) parking space per eight hundred (800) square feet of gross floor area. 5. A further reduction in required parking spaces for the site is requested. Appendix A-Zoning, Section 11.H.16 requires fifty-one (51) parking spaces for the reference site. A variance for nine (9) parking spaces which reduced the required parking spaces to forty-two (42) spaces was approved on September 10, 1990. The present request is to reduce the total parking space count to thirty-nine (39) spaces. This request is to eliminate three (3) additional parking spaces. The elimination of these parking spaces is in conjunction with the use of the recently approved additional driveway that was added to the west side of the site. This site is presently zoned R-1-AA and was formerly zoned R-1-AA. 2. The site was platted as Lot 1, Block 9, Forest Hill subdivision, a five sided corner lot also known as 2802 S,W. 8th Street. 3. Permit No. 2355 was issued July 2, 1958 for a single-family residence and the garage was enclosed under Permit No. 8218, issued March 15, 1972. 4. The owner wishes to construct an addition to the rear of the enclosed garage to be used as bedrooms. 5. Because of the setback requirements used to construct the residence in 1958, the front yard was established facing S,W. 8th street, with the side yard abutting S,W, 27th Avenue and the east side of the property as the rear yard. 6. Appendix A-Zoning, Section 5.C.2.a. requires a 25 foot rear yard setback. The 19 foot extension for the proposed room addition would come to within 9.3 feet of the rear property line; therefore, a variance of 15.7 feet is needed. 7.
