October 8, 1991 33435 RE: Forest Hills Subdivision/Variance Dear Members of the Board of Adjustment: My lot is #13-Block 9, adjoining Lot I-Block 9, that is asking for a variance on the set back of the rear of their lot. I know they need another bedroom for their size family, but I have a great problem with the set back. My home is on a narrow lot - 65 feet wide at the front, graduating to 83.42 at the rear. Because of the size of my lot, the original zoning required my house to be built in an L shape, so my garage and two bedrooms of the three I have, are adjoining Lot 1. The setback on my side lot is 11.3 feet. Mr. & Mrs. Spradlin are asking for a setback of 9.3 at the contact point. My sincere reasons for opposing the variance they are requesting are as follows. 1) I am a cardiac patient and wi 11 be retiring to this property this year. The bedroom I use is the first bedroom nearest the proposed addition. My small grandchildren or guests will be occupying the second bedroom. For the size of the lots in this subdivision, I feel the extra noise will be great on that side. The proposed addition is large enough for 2 bedrooms and am sure that is what the addition will be composed of. I feel the 9.3 foot setback is not fair to me and my family. In essence, Lot 1 is making a side line out of their rear line. 2) My Florida heat pump well is impact and the construction could considerable expense to me. at the nearest point collapse the well of at 3) When I located my property approximately 2 1/2 years ago, I would not have purchased it if the adjoining living quarters had been this close to my line. 4) This variance will certainly decrease the price and salability of my house, while increasing the salability of Lot 1 by 25% an inceased value of approximately 25 to 35,000.00, but decreasing my property by at least 10,000.00. Forest Bills Subdivision/Variance Page 2 I do know that Mr. & Mrs. Spradlin can build up, to get the extra bedrooms at some addi tional cost and not impact the rear line. I sincerely hope you can see my problem with the new setback and hope that something less impacting can be worked out. My health, distance of 1200 miles and time did not permit me to attend this meeting, so I have appointed Attorney Micky Manning to set forth my problem.
