CASE 1195 - 3300 South Seacrest Boulevard Property Owner: St. Joseph's Episcopal Church and School Request: Applicant requests to increase the 25 feet maximum building height to 31 feet in connection with the proposed construction of a gymnasium. Case *196 - 2309 North Congress Avenue Property OWner: Post Landing Request: Applicant requests to increase the 4 feet maximum fence height to 6 feet for the purpose of installing a fence along a portion of the Congress Avenue frontage between the front line and building line of the subject property. The variance is to Section 8A.6., of Appendix A-Zoning. ANALYSIS: Mr. pesyna is requesting that the Board consider the following exception to the Building and site Regulations of Appendix A-Zoning Section 8A.6., for the existing structure located in the M-1 Industrial zoning district at 3030 S.W. 13th Place: 4. 5 . a:C86c.lil.5 reduction in the required rear setback of 20 feet to 19.65 feet. Find attached Exhibit" A", a document prepared by the applicant, which represents the statement of conditions for the request. The following list is provided to assist you in making your evaluation: 1. The properties that abut the subject property are all located in the M-1 Industrial and developed for industrial use except for the prcperty to the east which is a Palm Beach County School located in a Public Use zoning district. ") The discrepancy in the rear setback was part of the original construction of the building. 3. Cons~dering that the building is not parallel with the rear property line, only a portion of the rear of the building does not comply with. the 20 foot rear setback. The survey depicts the east end of the building having a 19.65 foot setback and the west end of the building having a 22.17 foot rear setback. AlloWing a reduction in bUilding setbacks will increase the area of the lot the building may occupy. However, the maximum area the building may occupy of the lot (lot coverage) is limited to 60 percent. The proposed reduction in building setback will not violate the maximum allowed lot coverage. The request is to allow a .35 foot reduction in the required rear setback, 20.00 feet to 19.65 feet. I
