a total of 132,615 square feet of building
area.

Location: 4740 North Congress Avenue

Request: To reduce the required number of parking spaces from six
hundred ninety eight (698) to six hundred seventy one
(671) for the purpose of bUilding-out the Boynton Lakes
Plaza shopping center. The shopping center is presently
under construction and is located at the northwest corner
of Plaza Lane and Boynton Lakes Boulevard. Section 11 H.
16. d. (2) of Appendix A - Zoning specifies that a
shopping center requires one (1) parking space per two
hundred (200) square feet of gross leasable floor area.
Analysis: Rocky Goins, acting as the agent for Boynton Lakes Plaza,
Partnership, is requesting a reduction of twenty seven
( 27) required parking spaces in connection with the
development of the Boynton Lakes Plaza. Permit documents
for the shopping center, on record in the Building
Department, identify six hundred seventy one (671)
parking spaces provided at the site. Six hundred seventy
one (671) parking spaces equal one hundred thirty four
thousand two hundred (134,200) square feet of gross
leasable floor area (GLA). Twenty seven (27) parking
spaces equals five thousand four hundred (5,400) square
feet of GLA. The applicant wishes to build a (139,600)
square foot GLA shopping center while providing parking
spaces for a 134,200 square foot GLA shopping center.
Building Department documents indicate that, to date,
permits issued for the proJect total one hundred twenty
nine thousand three hundred fifteen (129,315) square feet
of GLA.
Find attached Exhibit "A", a document prepared by the
appl icant, which represents the statement of special
conditions for the variance request. The following is
provided to assist you in evaluating the request:
1. Permit documents for the shopping center depict six
hundred seventy one (671) parking spaces provided
at the site.
2. Six hundred seventy one (671) parking spaces will
allow construction of a one hundred thirty four
thousand two hundred (134,200) square feet GLA
shopping center.
3. Twenty seven (27) parking spaces equals five
thousand four hundred (5,400) square feet of GLA.
4. Shopping centers require one (1) parking space per
two hundred (200) square feet of gross leasable
floor area.
5. The following is a definition of Gross Floor: The
total floor area of a building or a use occupying
part of a building, measured from centerlines of
partitions and exterior of outside walls. Gross
floor area shall include all floor area occupied by
the main or principal use, plus any floor area
occupied by accessory uses such as storage rooms,
maintenance and mechanical rooms, offices, lounges,
restrooms, lobbies, basements, mezzanines and hallways.

6. Approval of the reduction in parking spaces does
not relieve the applicant from complying with
established specifications and requirements on
record with the City of Boynton Beach and Palm
Beach County.
7. The topic under consideration is to reduce the
required number of parking spaces from 698 to 671
for the purpose of building-out the Boynton Lakes
Plaza. Approval of the request will allow
construction of a 139,600 square feet GLA shopping
center that provides parking spaces for a 134,200
square feet GLA.
