Request: To reduce the required number of parking spaces from
eighteen (18) to eleven (11) in connection with a new
use, auto body repair, moving into an existing building.
Section 11 H. 16. d. (4) of Appendix A - Zoning specifies
that an auto body repair use requires one (1) parking
space per two hundred fifty (250) square feet of gross
floor area. The existing building has four thousand two
hundred ninety four (4,294) square feet of gross floor
area. The new use will require eighteen (18) parking
spaces.
Analysis: David Beasley, acting as an agent for George Culverhouse,
is requesting a reduction of required parking spaces in
connection with the licensing of a new occupant that has
an auto body repair business. Boyd's and MCCord, Inc.,
is the new occupant and they would like to set up their
business in the existing 4,294 square foot building owned
by Mr. Culverhouse. The site is located at the southwest
corner of Railroad Avenue and N. E. 6th Avenue. Mr.
Culverhouse operated a construction contracting business
at the site. The attached survey of the subject property
depicts eleven (11) existing parking spaces. However,
with the change in use from the previous contractor
business to auto body repair, the new use will require
additional parking spaces. Considering the size of the
building and the type of new use, eighteen (18) parking
spaces are required.
Find attached Exhibit "A", a document prepared by the
applicant, which represents the statement of special
conditions for the variance request. The following is
provided to assist you in evaluating the request:
1. There are eleven (11) parking spaces existing at
the site. The total area of the building is 4,294
square feet.
2. The previous use was a construction contracting
business.
3. The use proposed for the property is an auto body
repair business.
4. The number of parking spaces required for an auto
body repair business is more than what is required
for a contracting business.
5. Eighteen (18) parking spaces are required for the
proposed auto body repair business.
6. Required parking spaces cannot be used for vehicles
under repair.

7 . The topic under consideration is to reduce the
required number of parking spaces from eighteen
(18) to eleven (11) for the purpose of allowing an
auto body repair business in an existing building
that was previously licensed as a construction
contracting business. The request is for a
reduction of seven (7) required parking spaces.
