BOARD OF ADJUSTMENT

LOCATION: 3300 South Seacrest Boulevard AGENT: James Ballernano, Jr.
REQUEST: The request is to increase the 25 foot maximum building
height to 31 feet in connection with the proposed
construction of a gymnasium. The variance is to Section
5B.2.a. of Appendix A-Zoning.
ANALYSIS: Mr. James Ballerano, Jr., agent for st. Joseph's
Episcopal Church and School is requesting the Board to
consider an exception to the above-referenced section of
the zoning code. The project is in the R1-AAB zoning
district and located at 3300 South Seacrest Boulevard.
As shown on the reduced copy of the survey, site plan and
elevation view drawings, the proposed gymnasium is a
13,272 square foot rectangular building located
approximately 400 feet east of Seacrest Boulevard. The
long side of the building (approximately 155 feet) faces
Seacrest Boulevard. The zoning code specifies 25 feet as
the maximum height for structures located in the R1-AAB
zoning district. The elevations identified on the survey
depict as much as a seven (7) foot difference in the
existing grade at the site in the area of the proposed
,;rymnasium. The elevation of the eXisting parking area
located directly west of the proposed gymnasium is
approximately 29 feet and the elevation of the play field
area east of the proposed gym is approximately 22 feet.
The overall height of a structure is the distance from
the average level of the finished surface of the ground
adjacent to the exterior walls of the structure to the
highest point of the structure. From the grades
(elevations) identified on the elevation view drawings,
26.066 feet is the combined average finish grade for each
side of the proposed building. The elevation view
drawings also, indicate 56.070 feet is the elevation of
the highest point of the structure. The overall height
of the building is 30.004 feet which is the difference
between 56.070 (highest point of the building) and
26.066, the computed average finish grade adjacent to the
exterior walls of the building. The six (6) foot
difference between the maximum allowed height of 25 feet
and the computed overall height of 31 feet (rounded up
from 30.004 feet) is the subject of the requested
variance.
Find attached Exhibit "A", a document prepared by the
applicant, which represents the statement of conditions
for the request. The following list is provided to
assist you in making your evaluation:
1. The existing Church/School site is located in the
R1-AAB single-family residential zoning district.
The property to the north and west is developed
wi th residential homes and zoned R1-AAB. The
property to the south is vacant and zoned R1-AAB.
East across 3eacrest Boulevard there are two single
family zoning districts. To the north is the
vacant property zoned P1-AA and directly south of
the R1-AA district are single family homes located
in a RI-A zoning district.
2. The proposed construction of the gymnasium
including a classroom building are presently being
processed for site plan and condition use approval.

4. The peak wall areas shown on the east elevation
view drawing are 5 feet 4 inches above all of the
other walls of the building. If these peaked areas
were removed, the buildin~ would comply with the 25
feet height limitation. It appears the peaked
areas are design features added to the elevation of
the building for aesthetics. The new one (1) story
classroom building has the same design feature.
5. The following is a list of elevations of existing
