VARIANCE: Request for relief from Appendix A-Zoning, Section 6.A.3.
to reduce the lot depth from 120 feet to 115 feet in
connection with the proposed construction of a parking
lot.
ANALYSIS
The subject property is located on the southwest corner of South
Seacrest Boulevard and S.W. 23rd Avenue, and in the C-1
(Professional Commercial) zoning district. The following is a
description of the zoning districts and land uses of the properties
that abut the subject property:
North -
S.W. 23rd Avenue and farther north Outpatient
Office Building, zoned C-1.
East
South Seacrest Boulevard and farther east medical
office building.
South -
Medical office building, zoned C-1.
West
Single-family residences, zoned R-1-AA, Single-
family Residential.
Cons istent with the zoning code, nonconforming lots which are
vacant, or are proposed to be cleared and redeveloped, a variance
shall be required prior to the construction of any structure, or
establishment of any use on the lot or parcel. The applicant is in
the site plan review process requesting approval to construct a
parking facility on the subject property. The parking facility is
over flow parking for the medical office building located north,
across S.W. 23rd Avenue. The applicant has indicated the proposed
parking is of a temporary nature until the site is developed for
future buildings.
Section 6.A.3 of the zoning code specifies the following lot depth
for the C-1 zoning district:

Minimum lot depth - 120 feet
Find attached Exhibit "A", page 1 - survey of the subject lots and
page 2 - proposed site plan with variance delineated. Also, find
attached Exhibit "B", variance application and a document prepared
by the applicant, which represents the statement of special
conditions for the variance request. The following list is
provided to assist you in evaluating the request:
1. The land to the north, east and south of the subject property
is developed and zoned C-1.
2. The land to the west is developed, single-family residential.
3, A request for site plan approval is in progress for a parking
facility to be built on the subject property.
4. The applicant has indicated future plans to develop the
property. The development may include structure(s), parking
and other required site improvement.
