ANNUNZIATO, PLANNING DIRECTOR RE: CITRUS GLEN-STAFF COMMENTS Please be advised of the Planning Department's comments concerning the above-referenced request for site plan approval: 1. The wall proposed along the collector road is located within a 5' limited access easement which is dedicated to the City. This easement would not cover dedication to the Homeowners' Association for purposes of maintaining the wall and any associated landscaping. The plat documents should be revised prior to final plat approval to address this issue. 2. The wall proposed along Miner Road and Lawrence Road within private lots, is located within a lor landscape easement. However, the preliminary plat cover sheet does not list and describe the purpose of such easements to provide for dedication to and maintenance by the Homeowners' Association. The plat documents should be revised prior to final plat approval to address this issue. 3. The applicant should be aware that the sign area of the "Communities of Citrus Glen" sign exceeds the 32 square feet recommended for entry wall signs within Planned Unit Developments in the proposed sign code. However, signs within Planned Unit Developments are ultimately subject to approval on a per case basis by the Planning and Zoning Board, Community Appearance Board and City Commission in both the existing and proposed sign codes. r:.._ _ '-~;~- CARMEN S. The landscape plan for the above project should denote where sod will be placed, including road cul-de-sac areas. 2. The road R.O.W.'s should receive irrigation, including the Miner Road R.O.W., from adjacent sprinkler heads on the project site. 3. A tree and littoral zone management plan should be submitted to comply with the Comprehensive Plan. 4.
