RE: Preliminary Plat for Citrus Trail at Citrus Glen
COMMENTS:
1. A note is required for street lights for all public roads
including Lawrence Road, to be installed by F.P.& L. with
plans approved by the City and shown as a line item on the
cost estimate.
2. A book and page number is missing from the legal description
on the plat (9th line from the bottom).
3. Private streets require a 12 inch subgrade stabilized to
50 p.s.i. except for 660 ft. cul-de-sacs and 1320 ft. loops.
4. A separation line should be shown on the paving and drainage
plans for "citrus Glen" between Executive Estates and Citrus
Trail. Separate bonds and other documents will be required
for the two plats.

Subject: TRB Review - Citrus Trail at Citrus Glen
We can approve this plan, subject to the following conditions:
1) Signs and other structures are not permitted within utility
easements.
2) Indicate utility easements on the plat which will encompass
water mains, meters, fire hydrants, and sanitary cleanouts.
3) The sanitary sewer manhole detail must be revised to conform
the the City's new standard. POly-lined ductile iron pipe must
be utilized for the first nine feet out of each manhole, or to
undisturbed soil, whichever is greater.
4) We recommend water and sewer services, and fire hydrants be
offset from the property line so as to avoid conflicts with
driveways. As currently designed, either a water meter or a
sanitary cleanout is likely to be within a driveway on each lot.
5) All water services crossing under pavement must be installed
in 3" diameter, schedule 40 PVC casings with properly plugged
ends.
6) Black olive trees and other large tree species are not
permitted within utility easements.
7) Relocate the gate valve at the terminus of Citrus Avenue so
that at least 40' of water main may be installed after the valve.
This will allow for future extension of the main without
disruption of service.
8) Provide 20' of poly-lined DIP in the sanitary sewer crossing
under storm drainage between MH #3, line "B", and MH #1, line
"E".
9) Indicate the sanitary service to the adjoining water storage
tank site, in a 10' utility easement.
