standard of 27 feet in connection with an addition to the existing restaurant.
Nature of Request
Mr. Jean Phillippe Gaudree, agent for Ronnard, Inc., a Florida corporation and property owner of
Benvenuto Restaurant, is requesting a variance to the City of Boynton Beach Land Development
Regulations, Chapter 23 - Parking Lots, Article II, 1.1, regarding parking lot layout. The
variance is requested to reduce the minimum dimensional requirements of the access aisles/back-
up space of the existing parking lot. The restaurant is located at 1730 North Federal Highway,
north of the C-16 canal (see Exhibit "A" - Location map).
Background
This request is being submitted as a result of a building expansion that requires upgrading of the
existing parking lot which does not meet current design standards. More specifically, all three
rows of access aisles are striped out 3 feet short of the required width. This area will be
dedicated to valet parking. (see Exhibit "B" - Site plan).
Analysis

If the applicant were to increase the width of each deficient access aisle in the least disruptive
way, which would be to take width from the parking stalls on both sides of the interior landscape
strips, two of the three strips would be lost. The next alternative would entail relocating and

reconstructing each landscape strip which would lead to a loss of the northwestern-most row of
parking spaces. The access aisle width standard was increased from 24 feet to 27 feet in 1987 to
better assist large vehicles and citizens having trouble maneuvering in parking lots. However,
the subject lot is valet parking only. Therefore, customer vehicles will be parked and
maneuvered by restaurant staff that specialize in parking vehicles and maximizing parking areas
(i.e. - safely parking in tight areas).
Recommendation
Based on the above analysis, staff recommends approval of this request to allow the existing
parking area with 24 foot wide access aisles and 24 foot back-up area to be exempt from the
current standard of27 feet in connection with an addition to the existing restaurant (see "Exhibit
"C" - Conditions of Approval).
