Article II, Section 1.1. to allow the existing parking area with 24 foot wide access aisles and
24 foot back-up area to be exept from the current standard of27 feet in connection with an
addition to the existing restaurant. The existing parking area to be covered by the variance
will be used exclusively for valet parking.
Nature of Request
Chapter 23 - Parking Lots, Article I, Section 3.B.3.d. of the City of Boynton Beach Land Development
Regulations, requires that when a variance to the parking lot regulations is requested, the Technical
Review Committee must forward to the City Commission a recommendation that is to be made part of the
public record. This change in parking lot variance procedure for Commission action only on parking lot
variances became effective with the 1995 adoption of unified land development regulations.
This request is being processed in connection with the proposed major site plan modification to the
existing Benvenuto's Restaurant on north Federal Highway. The modification includes an addition to the
existing restaurant, improved parking and landscaping. This request is to reduce the back-up space from
the required twenty-seven (27) feet to twenty-five (25) feet in an area dedicated to valet parking. (see
Exhibit "A" - Site plan).
Background
Mr. Jean Phillippe Gaudree, agent for Ronnard, Inc., a Florida corporation, property owner is requesting a
variance to the City of Boynton Beach Land Develcpment Regulations, Chapter 23 - Parking Lots, Article
II, 1.1, regarding parking lot layout. As previously stated, the variance is requested to reduce dimensional
requirements of the access aisles/back-up space located on the parcel with Benvenuto's Restaurant. The
restaurant is located at 1730 North Federal Highway north of the C-16 canal. (see Exhibit "B" - Location
map).
On-site traffic circulation consists of a 24" wide service driveway entering from Federal Highway. The
existing parking lot (valet parking) is on the north side of the building and has multiple access points from
Lake Street. A new Federal Highway driveway is proposed as the main access to the restaurant and
covered drop-off area. Improvements to the existing parking include closing all Lake Street access except
one two-way drive. Existing parking is designed with 24 foot wide internal drive aisles connecting the new
main drive with parking areas c .aining 9' x 18' spaces. Proposed 9' x 1,-, spaced parking areas are
accessible through 27' drive aisles, and parallel parking along the south property line will be accessible
with a one-way, 16' wide aisle.
Analysis
Chapter 23, Article II,I - Parking lot layout. 1, of the City of Boynton Beach Land Development
Regulations states the following:
"1. Dimension. Parking lots shall be designed to meet or exceed the dimensional requirements
for stalls, driveways and access aisles as provided for in the city Standards."

The applicant proposes to decrease the width of the two-way, "parked on both sides", access aisles for
ninety-degree parking from 27 feet to 25 feet as shown on the attached plan.
Recommendation
The Planning and Zoning Division recommends approval of this request to allow the existing parking area
with 24 foot wide access aisles and 24 foot back-up area be exempt from the current standard of 27 feet in
connection with an addition to the existing restaurant subject to the comments included in "Exhibit "D"-
Conditions of Approval.
