Request for Reduction in Minimum Landscape Buffer Requirements
Dear Board of Zoning Appeals:
Enclosed you will find our completed application for our request for a variance from the minimum
landscape buffer requirements as shown on the enclosed site plan.
The Board of Zoning Appeals had originally approved our master plan modification (File
#MPM679) on July 14, 1992 to allow the original owners of this property to construct and provide
an additional 69 parking spaces at the east end of the Parcels 3-D, 3-E and 3-F of the Boynton
Commerce Center plat. At the time that master plan modification was granted, a reduction in the
required landscape buffer area at the northeast side of the property was granted by the Board of
Zoning Appeals to a 15' ~ width at the north end of the east property line reducing down to a 6' ~
width at the south end of the east property line. At the time that this request was submitted and
approved, it was not readily apparent that the City of Boynton Beach parking code requirements
would require us to have a minimum landscape buffer area of 11'~ on the north end of the east
property line decreasing down to 3'6" ~ on the south end of the east property line. This reduction
in the landscape buffer requirement will allow us to construct these 69 parking spaces in
accordance with the City of Boynton Beach parking code, which requires and 18' parking stall and
a 27' backup area from each parking stall. We are not requesting any further reduction in the
minimum landscape buffer requirement above and beyond what will minimally accommodate the
parking code requirements. We also wish to inform the Board of Zoning Appeals that we intend
to accomplish this reduction in the landscape buffer area by reducing the amount of sod necessary
to complete this area but without compromising the landscape materials originally approved by the
City of Boynton Beach Board of Zoning Appeals and Building Department.
I am also enclosing the following items to support our request:
1. A letter from M.I.G. Companies, the owner of the vacant land immediately adjacent to our
property, showing their support for our request for this variance;

2. Copies of tenant surveys that were performed prior to our purchase of this property in
March, 1996, indicating that over one-half of our tenants agree that parking availability at
the east end of the site is poor at best;
3. A tenant survey of all of our tenants showing their support for this request;
4. Pictures of the current conditions of the landscape buffer along the east property line and
pictures of the "cramped" parking situation at the east end of our three buildings.
Should the board of zoning appeals desire any further information regarding this request or
require a physical tour of the property to see first hand the problem at hand, I am available at the
Board's convenience.

We purchased the above mentioned property on March 4, 1996. Prior to our acquisition we
conducted a Tenant Satisfaction Survey which included a series of questions regarding the
property using a scale of 1 to 4 whereby 1 is excellent and 4 is poor. The problem area identified
by virtually every tenant was the poor parking availability. The results with respect to question
#2 of the survey dealing with the parking indicated that 8/14 tenants who responded rated the
parking availabllity as poor. The list of tenants which complained about the parking is listed
