Variance to Section 5, Article III of Chapter 21 - Signs of the City's Land
Development Regulations is requested to allow reductions of the following
setback requirements for a proposed monument sign:
. front setback: to two (2) feet from the required ten
(10) feet (a reduction of eight (8) feet), and
. side setback: to one (1) foot from the required ten
(10) feet (a reduction of nine (9) feet).
BACKGROUND
The subject property, Plastic Surgery Art Center, is located on the northeast corner of
Seacrest Boulevard and S.E. 27th Avenue, see Exhibit A - Location Map. The property
is zoned C-1, Office/Professional and contains a one-story doctor's office and parking
associated with this use.
There is a temporary free-standing sign on the property advertising the use of the
building and two brick posts that supported previous signs. The applicant is not
intending to use these brick posts as the angle between the face of the sign and
Seacrest Boulevard precludes good visibility of the sign from one of the city's major
arterial streets, see Exhibit B - Survey. In order to increase the sign visibility, the
applicant is proposing another freestanding sign to be located perpendicularly to
Seacrest Boulevard, see Exhibit C - Site Plan and Exhibit 0 - Proposed Sign. The sign
is proposed to be constructed two feet from the western property line and one foot from
the southern property line.
The following is a description of the zoning districts and land uses of the properties that
surround the subject property:
North -
Doctor's office, zoned C-1
East -
Single family residence, zoned R1-AA
West -
Seacrest Boulevard right-of-way and farther west is Bethesda
Memorial Hospital zoned PU (Public Usage)
South -
S.E. 27th Avenue right-of-way and farther south is a doctor's office -
Medical Arts Center, zoned C-1.
