Dear Ms. Heyden,
Please accept and process the attached information for a Minor Master Plan Modification
to the previously approved Tara Oaks PUD, located north of Woolbright Road and east
of the future Knuth Road. We are submitting this Minor Master Plan Modification
application on behalf of Pulte Homes Corporation South Florida Division contract
purchasers of the property and Bill Winchester, owner of the property.
The latest master plan approved on June 8, 1990 reflected a total of 192 multi-family
units on the northern portion of the site, an open space/preservation area centrally
located, and a church parcel on the southern portion of this site. The proposed Master
Plan retains the 192 previously approved units which will now be developed as
townhomes. The open space/preservation tract remains centrally located, and the
church parcel remains unchanged on the southern portion of the site. Attached with this
application is a Master Site Plan for the project reflecting proposed building locations,
access points, the recreation area and parking configurations. The Conceptual
Landscape Plan specifies proposed landscape buffers and plant material requirements.
The proposed project is consistent with the previously approved North Property Line
Cross Section. This plan is also included with the submittal set. The conceptual
engineering plans, as well as a boundary and tree survey, are also attached.
The perimeter landscape buffers proposed are consistent with those previously
approved. The building setbacks proposed are also consistent with those previously
approved. Minor adjustments have been made to the main access for the PUD. The
church parcel, which is under separate ownership, will retain the two previously approved
access points, The previously approved plan reflected two main access points to the
residential parcel. This has been reduced to one main access point which will be
controlled with a security gate. Seven emergency access locations are proposed
elsewhere along Knuth Road. These access points will be stabilized to allow them to

Storm Water Management Report
Tara Oaks, City of Boynton Beach, Florida
The Storm Water Management System proposed for the Tara Oaks project is illustrated
on the master engineering plan and consists of a series of inlets and pipes discharging to
a dry detention area located along the southern boundary of the site. All storm runoff from
the site as well as from the proposed Knuth Road, will discharge into the dry detention
area, A control structure has been provided which will provide a bleed down and overflow
from the dry detention area south to the L WOO L26 canal.
The existing ground water elevations at the site is approximately 8,50 NGVO. This
corresponds to the control elevation in the L25 and L26 canals located to the north and
south of the project site, The proposed elevation in the southern dry detention area is
approximately elevation 10,50, In addition a storm water detention area has been
provided along the east property line west of the proposed landscape buffer. This area
will have a minimum elevation of approximately 16,0 NGVO. Together, the two dry
detention areas provide for water quality treatment and flood storage for the site, as well
as for the section of Knuth Road adjacent to the site,
Preliminary surface water management calculations indicate a 100 year flood elevation of
approximately 19,25 NGVO, The minimum road crown based on the 10 year 1 day storm
event has been set at elevation 17,0 NGVO,
