Due to the large amount of off si te improvements required
for the approval of this project, the developer would
require the off si te improvements be credi ted towards his
impact fee and construction permit expenses.
The construction of Knuth Road will be several times what
the normal impact fee amount would be. Detail justification
of this request will be provided if necessary.

JUSTIFICATION STATEMENT
TARA OAKS PLANNED UNIT DEVELOPMENT
I. INTRODUCTION:
This 20.16 Acre parcel is located on the north east and
southeast corner of the proposed intersection of Knuth Road
and S.W. Congress Avenue. The property is presently vacant
and supports of variety of Florida Native and exotic
vegetation. The Native vegetation consists primarily of
Scrub Oak and Slash Pine. The exotic vegetation consists of
Florida Holly.
The site is presently zoned R-1AAA with a land use
classification of Low Density Residential. The property is
2,500 feet long and approximately 350 feet wide. This
peculiar shape restricts the development opportunities of
the parcel. In addi tion, the property abuts the proposed
Knuth Road Right of Way which travels the entire length of
the properties west property line.
II. REZONING REQUEST:

The overall lot layout is very simple. The design consists
of two cul-de-sac roads. They both begin at S.W. Congress.
One runs north to the service the majori ty of the project
towards the L-25 canal. The second travel south towards the
L-26 canal.
Considering the difficulty of this site, the overall design
creates a small single family development with curving
streets, bike path, 2 large buffer areas, and the
preservation of existing vegetation.
III. CONCLUSION:
The subject parcel has many constraints to development.
Some of the constraints are the long thin shape of the
property, and the location of Knuth Road along 2,500 feet of
western property line. This rezoning request uses theses
negative constraints to create an aesthetically pleasing
single family development.
