INTRODUCTION: This 20.16 Acre parcel is located on the north east and southeast corner of the proposed intersection of Knuth Road and S.W. Congress Avenue. The property is presently vacant and supports of variety of Florida Native and exotic vegetation. The Native vegetation consists primarily of Scrub Oak and Slash Pine. The exotic vegetation consists of Florida Holly. The site is presently zoned R-1AAA with a land use classification of Low Density Residential. The property is 2,500 feet long and approximately 350 feet wide. This peculiar shape restricts the development opportunities of the parcel. In addi tion, the property abuts the proposed Knuth Road Right of Way which travels the entire length of the properties west property line. II. III. CONCLUSION: The subject parcel has many constraints to development. Some of the constraints are the long thin shape of the property, and the location of Knuth Road along 2,500 feet of western property line. This rezoning request uses theses negative constraints to create an aesthetically pleasing single family development.
