The entire extent of any changes to the original Cross Creek Centre approvals are: 1. Bank teller window on west side of east (office) building 2. Six (6) parking spaces on the east end of the parking lot Item 1 is in response to the requirements of a financial institution potential tenant and Item 2 is due to the inadequate parking situation on the east end of the project which we failed to recognize earlier in the site development process. Fortunately, we have sufficient additional area to accomodate this change. ANNUNZIATO, PLANNING DIRECTOR RE: CROSS CREEK CENTRE-STAFF COMMENTS Please be advised of the Planning Department's comments in connection with the above-referenced request for approval of an amended site plan: 1. The configuration of this parcel, the parking lot layout and design, and the available access allows for a level of internal circulation and maneuverability which can be described as being marginally adequate. The proposal to add a drive-thru teller window on the west side of the office building exacerbates these conditions. It appears that stacking at this drive- thru window for 6 or more cars will obstruct the service egress behind the commercial building. In addition, a loading zone (one of only two) was deleted to accommodate the drive-thru. 2. Landscape plan does not conform to site plan at western area of office building. 3. An entrance wall sign is shown on the site plan drawing which was not included as a part of the previous site plan approval. The letter submitted with the site plan application does not include this new sign as being included with this application. In addition, this sign is not shown on the landscape plan or engineering plan and no elevations have been provided on this sign. A separate site plan modification will be required for approval of this sign which includes full details. 4.
