SITE PLAN - SOUTHWEST TRIANGLE TELEVISION COMPANY WAREHOUSE
Upon review of the above mentioned project, the following list of
comments have been provided as a courtesy with the applicant's
knowledge that there will be a full review made when the project
is placed on a future Technical Review Board agenda.
1. show consistency on the architectural and engineering plans
in representing the location, size and finish floor
elevation of the building.
2. Specify within the general note section of Sheet A-I that
all uses proposed for the building are subject to the
requirements of the Boynton Beach Code of Ordinances.
3. show and state on the site plan the required number of
parking spaces consistent with the parking ratios specified
within Section 11 H 16 f (5) of Appendix-A Zoning. To
accommodate the various uses that have different parking
space requirements and to be allowed to occupy the building,
I recommend that after you re-Iayout your site to comply
with the Technical Review Board comments, you provide as
many as possible of the additional parking spaces that are
shown on the preliminary site plan.
4. Show on the site plan the following loading zone
information:
i, location (not obstructing traffic flow or parking
spaces)
ii. size (loading zone 12' wide by 35' long and 14' clear
unobstructed height)
iii. method of identification (pavement markings and/or
signs)
5. Placement of dumpster enclosure within an easement will
require written authorization from all authorized users of
said easement. I recommend locating dumpster enclosure
outside of the easement. Provide a detailed plan view and
full section view drawing of the dumpster enclosure and pad,
Identify the following dumpster enclosure information:
i. type, size and color of material proposed for the
sides of the enclosure
ii. specify the size and type of all required vertical and
horizontal structural material and components for the
enclosure walls and associated pad
iii. identify the overall width and length of the enclosure
iv. show ten feet (10') clear minimum width of the
enclosure opening, Clear opening width must be
measured and shown from inside of gate and post
material or meet the Public Works Department
specifications for size of compactor enclosure.
v. where gates are proposed, specify the method of

6. Specify on the elevation view drawings the overall height of
the structure.
7. Specify on the plans the following address that has been
assigned to the site: 1080 W, Industrial Avenue.
8. For tenant and project title signage, specify and show on
the elevation view drawing one (1) square foot of signage
per one (1) foot of linear building frontage. Also identify
the colors proposed for the signage. Painted wall signs are
prohibited.
9. Include within the drawings a detailed elevation view
drawing of the proposed site lighting pole and fixture. Show
and specify the following pole and fixture data.
i. specify that the fixture is photocell activated
ii, state that the pole, pole base and fixture is designed
consistent with the windload requirements specified
within Chapter 12 of the Standard Building Code, 1988
Edition
iii. specify the type of luminary (metal halide or high or
low pressure sodium)
iv, show the light contours and specify their foot candle
light level
v. specify, where applicable, shields to deter off-site
glare
vi, show the height of the pole and fixture matching the
height specified on the photometric drawing
vii. specify the depth the pole and/or pole base is placed
below grade
iii. provide a detail drawing of the pole base showing and
specifying the vertical and horizontal structural
materials and components, including the size and type
of fasteners required to attach the pole to the base
ix, show the distance from the grade to the top of the pole
base
10. show on the site plan a handicapped accessible walkway
leading to the entrance of the building from the public
sidewalk, specify on the plans the following walkway data:
i. type of material
ii. texture of the finish
iii, width
iv. slope for the entire length
v. location, height, material and configuration of
handicapped handrail, where required
11. Show the location and identify the height of the
handicapped parking signage (7 foot from grade to the bottom
of the sign).
12. show on the plan the location, width, length and elevation
of the level platform that is required at the entrance to
each tenant space, When the door swings out, a 60" by 60"
platform is required and the platform shall extend at least
24" beyond the latch side of the door. When the door swings
in, a 36" deep by 60" wide platform is required. Specify the
slope of the walkway or parking lot surface at the point
where said surface abuts the level platform,
13. The outline, configuration and material shown and identified
on the project drawing(s) submitted with the plan(s) for
final sign-off shall match in every respect the colored
drawing(s) approved by the City Commission during the
approval process of the project. The color of each exterior

finish material shown on the final sign-off plans shall be
identified by name, color number and manufacturers name
which shall match in every respect with the color(s) shown
on the drawing(s) approved by the City Commission. A
manufacturer's color chart showing and identifying all
approved color(s) shall be submitted with the plans for
final sign-off,
14. Identify the quality specification for the hedge material.
15. State on the plans that the landscape material will be
irrigated with an automatic water supply system. Specify the
water supply source.
16, Specify the type and delineate the location and boundary of
the sod for the entire site.
17. A landscape area with a continuous visual barrier is
required to screen on-site vehicle use areas from West
Industrial Avenue, the public right-of-way abutting the west
property line. show the location and specify the following
required visual barrier and landscape information on the
plans:
i. dimension the spacing of each tree within the landscape
area (maximum spacing forty feet [40'] on center)
ii. identify the specie of tree and size (Minimum height at
planting: eight [8] feet)
iii. dimension the spacing of each hedge plant material
required to form the continuous visual barrier (maximum
spacing twenty-four [24] inches on center)
iv. state the specie of each hedge plant material
v. state the size specifications for all hedge plant
material (minimum height at planting eighteen [18]
inches)
vi. specify the type and location of the landscape material
proposed for the remainder of the landscape area
vii. specify type and location of mulch material to be used
and it's thickness when laid
18, A continuous visual barrier is required to screen the
on-site vehicle use area from the property that is abutting
your property to the north, south and east, show the
location and specify the following required visual barrier
information on the plans:
i. dimension the width of each continuous landscape
area/strip (minimum continuous width is 216")
ii. dimension the spacing of each hedge plant material
required to form the continuous visual barrier (maximum
spacing twenty-four [24J inches on center)
iii, state the specie of each hedge plant material
iv, state the size specifications for all hedge plant
material (minimum height at planting eighteen [18J
inches)
v. specify the type and location of the landscape material
proposed for the remainder of the landscape area
vi. specify type and location of mulch material to be used
and it's thickness when laid

19. Show on the landscape plan the computations used to provide
the required 50% native specie count for the total number of
trees, hedge, ground cover and vine landscape material
specified on the landscape plan. Identify the native specie
plant material by providing a distinguishable symbol by each
native plant specified on the plan.
In order to facilitate the permitting process, the following
information should be included within your documents submitted to
the Building Department for required permits:
1. All work must comply with the Standard Building Code, 1988
Edition and all subsequent city adopted codes.
2. Regarding exits: Businesses with a storage occupancy
classification require that two (2) exits be provided when
the travel distance within the tenant space exceeds fifty
(50) lineal feet. Businesses with a manufacturing occupancy
classification require that two (2) exits be provided for
each tenant space. Redesign the floor plan to comply with
the minimum exit requirements specified in the Building
Code.
3. Tenant Separation: Mixed occupancy separation requirements
must comply with Chapter 4 of the Building Code.

SOUTHWEST TRIANGLE TELEVISION COMPANY WAREHOUSE
COURTESY COMMENTS
In accordance with the City of Boynton Beach, Florida, Code of Ordinances,
specifically Chapter 19, Section 19-17, "Plan Required", including Chapter 5,
Article X, "Boynton Beach Parking Lot Regulations", specifically Section 5-142,
"Required Improvements", inclusive, the applicant for the above referenced
project shall submit the following technical data, plan revisions and information:
1. Provide a photometric plan depicting maintained levels of illumination along
pavement areas. Levels of illumination must comply with Section 5-l42(a) and
associated Appendix titled "Standards and Specifications for Required Lighting".
All parking facility lighting shall be photocell activated. Lighting standards
shall withstand a lateral wind load of 110 MPH and shall be certified by the
Design Engineer. Section 5-l42(g) , "Parking Lot Construction Standards".
2. Provide internal directional arrows, including a stop bar necessary to compliment
the indicated stop sign in accordance with Section 5-l42(c), "Required Traffic
Control".
3. The Architectural plans and Engineering plans do not compliment one another
regarding the placement of raised continuous concrete curbing. Please resolve
all plan conflicts and include a standard detail for raised continuous concrete
curbing which shall comply with the requirements set forth in Section 5-l42(g) ,
"Raised Continuous Concrete Curbing" standards. Section 5-l42(e) , "Required
Curbing".
4. Place wheel stops at each parking stall which does not front a raised continuous
concrete curb. Section 5-l42(e), "Car Stops".
5. In accordance with Section 5-l42(f), "Required Drainage" and Section 5-l42(g) ,
"Drainage Standardsuand Specifications", the stormwater inlet structure shall
be located within grassed areas to facilitate pre-treatment of stormwater.
Revise plans accordingly.
6. Provide a handicap striping detail which complies with the DCA's most recent
edition of the Accessibility Requirements Manual. Provide a standard stall
detail which complies with Section 5-l42(g) , "Parking Lot Striping Standards"
and Section 5-142(1), "Parking Lot Striping".
7. Sidewalks shall continue thru the ingress/egress approach along Industrial
Avenue and be a minimum thickness of 6 inches thru these areas. Sidewalks
shall be so transitioned as to accomodate the circulation of handicap persons.
The subject sidewalk shall be defined with a expansion/cont~aationl tont~o~
joint. Section 5-l42(g) , "Sidewalk Standards".
8. Provide a swale detail depicting fully sodded swales along the rights-of-way
of Industrial Avenue. Swales shall be fully sodded and irrigated.
9. Plans indicate a 26 ft. free back-up area. The City of Boynton Beach, Florida,
Code of Ordinances, specifically Section 5-142 Appendix, requires a free back-up
area of 27 ft. Revise plans accordingly.
10. Provide a guardrail detail for the guardrail sections which cross the existing
ditch.
11. Provide splash pad for the outfall end of the drainage system that discharges
into the existing ditch.

12. Provide water quality calculations. None provided with this submission.
13. Provide 3 year - 24 hour calculations for parking lot elevation verification.
None were provided with this submission.
14. Only pipe size calculations were provided with this submission based on an
assumed 2 ft. per second velocity. Provide documentation that required storage
is provided in adjacent ditch paralleling West Industrial Avenue.
15. The applicant shall provide a cross section diagram of the property to indicate
the grading of adjacent tracts and finished grades of the proposed site.

In lieu of approval, we offer the following comments on this
project:
1. Indicate locations of fire hydrants, water meters,
grease traps and sanitary services on site plans.
Location of water meters in paved areas is not
desirable.
2, Only those tree species approved by the utility
Department may be placed in utility easements.
3. Dumpster enclosures or structures of any kind are
not permitted in utility easements.
4. Fire hydrants must be installed to within 200' of
all points of the building.
5. New water mains 6" and larger shall be cleaned with
soft-sided swab, prior to testing, two passes.
Please affix this note to the plans,
6. Double check valve assembly will be required on the
fire service line.
7, Water services with either end under pavement are
to be of Type K copper.
8. Irrigation is not to be supplied by city water.
9. Provide 6" cleanouts on the sanitary services at
the property line,
10. Sewer cleanouts are required at a maximum spacing
of 75' on private sanitary sewer services.
11. Work to be in accordance with City of Boynton Beach
Details and Criteria sheets.
12. Owner shall provide fire flow calculations and
details of fire protection system.
13. Palm Beach County Health Department permits are
required.
14. show on the plan the exact location of the water
main and forcemain along the east property line.
Field location is advisable. Contact Mr. Brent
Allen at 738-7460 for this service.
These comments mayor may not apply to the final design and
we reserve the right to revisit this project review after
submission of a utility plan. Utility drawings are
attached. Field verification is required.
