Proposed tower structure will require submission to and approval from the City Commission for a height exception. The City Commission will consider the height exception following the applicable standards listed in section 4 F of Appendix A-Zoning of the Boynton Beach Code of Ordinances. 2. All drawings and/or documents submitted for public record and prepared by a design professional shall show original legible raised seal and signature of a Florida registered design professional responsible for the drawings/documents. 3. Provide a copy of a survey no older than six (6) months. Survey must specify location, type and size of all recorded easements, structures and parking spaces existing on the property. 4. A field inspection of the site showed that the six (6) foot high opaque fence identified on the site plan submitted for review does not exist. Remove same from the plans. 5. Identify on the plan the location of the free standing sign by specifying the distance from the west property line and the south end of the existing building to the leading edge of the proposed sign. 6. Finizio Administrative Coordinator of Engineering RE: TECHNICAL REVIEW BOARD COMMENTS - COURTESY COMMENTS ONLY PROPOSED 300' HIGH SELF SUPPORTING STEEL TOWER PROPOSED 20' X 20' EQUIPMENT BUILDING In accordance with the City of Boynton Beach, Florida, Code of Ordinances, Chapter 19, Section 19-17, "Plan Required", including Chapter 5, Article X, "Boynton Beach Parking Lot Regulations", and Appendix A, "Zoning", Section 8, "M-l Industrial District Regulations and Use Provisions", Subsection 8(6), "Building and Site Regulations", the applicant for the above referenced project shall provide plans depicting a self supporting steel tower which does not exceed the maximum height limitation of 45 ft. The proposed 300' high self supporting steel tower exceeds the maximum height by approximately 255 ft. requiring that the final disposition in this matter rests within the purview of the governing bodies. 1. The existing parking facility is in a state of deterioration and does not comply with codes in the following areas: a) Insufficient parking lot lighting. b) Insufficient landscaping. c) Insufficient handicap facilities. d) Insufficient drainage. e) Insufficient standard stall striping. f) Insufficient handicap stalls and signage. g) Insufficient traffic control devices. h) Insufficient pavement markings. i) Lack of sidewalks within the public rights-of-way. 2. In accordance with the City of Boynton Beach, Florida, Code of Ordinances, the applicant shall submit a set of plans upgrading the condition of the parking lot to a condition of compliance with Section 5-142, "Required Improvements" inclusive. 3. The applicant shall provide a check made payable to the City of Boynton Beach, Florida, in the amount of $305.55 for the funding of street lighting within the public rights-of-way of Industrial Way. The original principal (developer) for this subdivision, did not install lighting in the ajoining public rights-of-way and as it is a code requirement to install lighting within the public rights-of-way, the individual property owners, with existing structures, have previously provided this sum to the City, as each are members of the association. 4. The plans, as submitted, contain only a site plan with no technical information regarding paving and drainage, striping and construction details for all other required improvements under Section 5-142 inclusive. The plans are unclear as to what is proposed and what shall be newly constructed. Clarify upon the face of the plans those areas to be constructed in order to comply with City Code of Ordinances. 5. A note on the plan indicates that the site plan was originally approved in June of 1979 and site plan revisions approved October of 1979. This note does not indicate which items were approved or which items of the approved site plan were constructed.
