Please be advised that both the Planning Director and I have
reviewed your preliminary site plan for Sunpoint Savings Bank.
Our recommendations for,this site plan are as follows:
1. The proposed access driveway must be located at least 180
feet north of the intersection of Congress Avenue and Old
Boynton Road. (Section 5-l4l.g.3 of Parking Regulations)
2. T~e curb cut onto the proposed access driveway at the
southeast corner of the property may be inappropriate
(situated too close to the inter~ection). Further infor-
mation is necessary on ~he proposed driveway in terms of
traffic volume and peak usage. Also, information is need-
ed as to how this driveway will service the property to the
rear (west) of the bank.
3; The proposed relocation of the dumpster pad creates a
hazardous situation for the City's front-end loaders. The
dumpster pad must be placed in a location and properly
angled so as to allow efficient access and safe back-up
space for the City's front end loaders.

4. It is recomrnerlded that the proposed parking lot configuration
be modified to relocate the 3 parking spaces nearest to the
southwest corner of the property. The current parking lot
design does not allow for sufficient back-up/turning space
for these 3 spaces - particularly at peak hour usage.

THE SOUTHERN PROPERTY LINE OF SUNPOINT SAVINGS
BANK'S PROPERTY, WHICH IS LOCATED IN THE CORNER

NECESSITY FOR A BETTER TRAFFIC FLOW WITHIN THE
SITE, THE ACCESS ROAD SEEMS TO FUNCTIONALLY RESOLVE
ALL OUR TRAFFIC CONDITIONS.
THEREFORE, WE WILL SUBMIT FOR SITE PLAN MODIFICATION
APPROVAL, BUT IN THE MEANTIME, THE OWNERS WANTED
TO MAKE SURE THAT THE ACCESS ROAD CAN BE BUILT
AS DESIGNATED ON THE SITE PLAN. THEY HAD FELT
THERE WOULD BE NO PROBLEMS BECAUSE A LETTER BY
CHARLES WALKER, DIRECTOR OF TRAFFIC DIVISION, WHICH
RELATED TO A PREVIOUS OWNER ABOUT ADDING A STREET
AT THAT SAME LOCATION, STATED THAT IT WAS OKAY

Dear Hr. Smith:
I am writing to confirm the results of my meeting with Mr.
Enrique Wolf, William Reiter, and yourself yesterday afternoon,
concerning the property described above and shown more particu1arly
on the attached survey prepared by O'Brien, Suiter & O'Brien, Inc.,
on December 6, 1984, which I examined and signed yesterday.
The handwritten sketch of drives on the attached survey show'
the three access points for the property at issue that the Traffic
Division would approve, on the following conditions: .
1. The northern access point on Congress Avenue must be
at least 185 feet south of the intersection of the mall entrance
with Congress. That access drive will provide right turns only,
for both ingress and egress.
2. The southerly access point on Congress must be a drive
angled sufficiently to provide for a right-turn ingress only and
must lie at least 185 feet north of the intersection of Congress
and Old Boynton Road.
3. The access drive on Old Boynton Road may lie no less
than 350 feet nor more than 450 feet to the west from the inter-
section of Congress and Old Boynton Road.
As reflected by my notation and signature on the attac~ed
survey, the Traffic Division would approve of the locations and
formats shown for these three access points based on the conditions
stated above and on the pertinent existing ordinances, rules, and
regulations of Palm Beach County and any other laws within the
