CITY COUNCIL MEETING FOR MARCH 5, 1985
Please place the following item on the City Council Agenda for
the above-referenced date:
DESCRIPTION: Request for a finding of no substantial change in
connection with the proposed modification to the Melear PUD. This
request was submitted by Mr. Melear and provides for the following
authorizations:
1. To change the permitted unit types in Phase I from
333 townhouses to 144 townhouses and 188 garden
apartments.
2. To transfer one unit from Phase I to Phase IV.
3. To modify the proposed lake configuration.
4. To relocate the Phase I park area to an area closer
in proximity to the Phase II park area.
5. To be permitted to construct the bicycle path on the
north side of the internal loop road (see attached
letter)
RECO~~NDATION: The Technical Review Board recommended that the
City Council make a finding of no substantial change, and that the
Planning and zoning Board should approve this request as submitted.

Dear Mr. Annunziato:
Attached please find our proposed master plan modification for
the city's review and approval. The items requested for
modification are as follows:
1. The existing phase one presently allows 333 townhouses. We
request this phase be modified to allow 144 townhouses and
188 garden apartments. Since the proposed townhouses and
garden apartments are built in units of four and eight, there
can only be an even number of buildable dwelling units _
leaving one unit remaining. Therefore we request that phase
four absorb this unit and increase its approved units from 76
to 77 single family lots.
2. We would like to modify the proposed lake configuration and
park area location to avoid existing muck fields in phase
one.
3. We would prefer to relocate the park area to an area west of
the lake and muck fields in phase one. This area will have a
closer relationship to the other park site where the pool and
tennis courts will be located.
4. We request that the bicycle path be relocated to the northern
side of the internal R.O.W. loop to better service the first
phases of housing and recreation.
