Dear Mr. Annunziato:
Attached please find our proposed master plan modification for
the city's review and approval. The items requested for
modification are as follows:
1. The existing phase one presently allows 333 townhouses. We
request this phase be modified to allow 144 townhouses and
188 garden apartments. Since the proposed townhouses and
garden apartments are built in units of four and eight, there
can only be an even number of buildable dwelling units -
leaving one unit remaining. Therefore we request that phase
four absorb this unit and increase its approved units from 76
to 77 single family lots.
2. We would like to modify the proposed lake configuration and
park area location to avoid existing muck fields in phase
one.
3. We would prefer to relocate the park area to an area west of
the lake and muck fields in phase one. This area will have a
closer relationship to the other park site where the pool and
tennis courts will be located.
4. We request that the bicycle path be relocated to the northern
side of the internal R.O.W. loop to better service the first
phases of housing and recreation.

the above referenced project, a letter from the owner authorizing
the changes and a filing fee of $50.00.
It is our understanding that the proposed revisions will be
presented to the City Council on 5 March 1985 and to the Planning
and Zoning Board on 12 March 1985.

RE: MELEAR PUD MASTER PLAN REVISIONS - OUR REF 12080GA
Dear Mr. Annunziato:
As per our phone conversation today, I am requesting that the
revised master plan for the above referenced project which was
submitted to your office for inclusion on the 5 March 1985 City
Council meeting and the 12 March Planning and zoning Board
meeting be withdrawn.
As I explained to you, our client has decided to review whether
or not he wishes to alter the approved housing type for Phase I
from townhouses to garden apartments. He feels that at this time
it would be better not to amend the master plan until this
decision has been finalized.
You indicated that there should not be a problem with receiving
Site Plan approval for a portion of Phase I even though the plan
that is submitted might not conform exactly to the shape and unit
allocation as shown on the approved master plan as long as the
total number of units for the entire phase is shown on the site
plan that is submitted and that this matched the approved master
plan.
I apologize for any inconvenience this late withdrawal may have
caused you and would like to thank you for your cooperation and
assistance. If you have any questions or require additional
information, please do not hesitate to contact me.
