VERMA OFFICE BUILDING - CITY OF BOYNTON BEACH, FLORIDA TINTER ASSOCIATES PROJECT NO. 99-2067 Dear Mr. Hawk: This letter serves as a Traffic Impact Statement for the above-referenced project, to be located at 2620 Seacrest Boulevard, in the City of Boynton Beach, Florida. It is my understanding that City staff requires the preparation of this statement to quantify the site-traffic volume to be generated by this project. Per the site plan provided by your office, a 3,515-square-foot medical office building is proposed for the above-mentioned property. Our office estimated the daily site-traffic volume for this project, in consideration of data available from the Palm Beach County Land Development Code, Article XV, Traffic Performance Standard. In particular, trip generation rates from the Fair Share Road Impact Fee Schedule, effective December 1, 1997, were utilized for our calculations. The trip generation rate shown in the Fair Share Road Impact Fee Schedule for a "Medical Office Building" is 34.17 trips per 1,000 square feet of floor area. As shown in Table 1, attached, the Dr. Verma Office Building will generate 120 trips per day. In accordance with Palm Beach County Performance Standards, since total daily site traffic from this project will generate fewer than 200 trips per day, no further analysis is required.
