Dear Mr. Hawk:
This letter serves as a Traffic Impact Statement for the above-referenced project, to be located at
2620 Seacrest Boulevard, in the City of Boynton Beach, Florida. It is my understanding that City
staff requires the preparation of this statement to quantify the site-traffic volume to be generated
by this project.
Per the site plan provided by your office, a 3,515-square-foot medical office building is proposed
for the above-mentioned property. Our office estimated the daily site-traffic volume for this project,
in consideration of data available from the Palm Beach County Land Development Code, Article
XV, Traffic Performance Standard. In particular, trip generation rates from the Fair Share Road
Impact Fee Schedule, effective December 1, 1997, were utilized for our calculations.
The trip generation rate shown in the Fair Share Road Impact Fee Schedule for a "Medical Office
Building" is 34.17 trips per 1,000 square feet of floor area. As shown in Table 1, attached, the Dr.
Verma Office Building will generate 120 trips per day. In accordance with Palm Beach County
Performance Standards, since total daily site traffic from this project will generate fewer than 200
trips per day, no further analysis is required.

occupants of the building at 2620 South Seacrest Blvd., Boynton
Beach, Florida, and their employees, patients, guests and invitees,
over and across the East 5 feet of the South 5 feet of Lot 59, for
the Bole purpose of pedestrian ingress and egress to and from the
parking area on the adjoining Lot 60 to Lots 92 and 93 (2620 South
Seacrest Blvd., Boynton Beach, FL 33435), all in the ~lat of HIGH
POINT, Plat Book 23, page 225, Public Records of Palm Beach County,
Florida. Said easement shall be maintained at the sole expense of
Grantor; shall be used only during normal office hours of physicians;
and shall be used at the sole risk of the Grantor and business
occupants of Lots 92 and 93, neither Grantee nor their successors
or assigns shall have any duty to maintain said easement nor shall
they have any liability for any injuries sustained by persons uSing it.
And said grantor does hereby fully warrant the title to said land, and
will defend the sa~e against lawful claims of all persons whomsoever.
