This letter serves as response to all comments and concerns for the above-mentioned
project, which are individually addressed as follows:
A. PUBLIC WORKS: Mr. Larry Quinn:
No comments, no response required.
B. UTILITIES: Mr. H. David Kelley, Jr.:
1. I have consulted with Mr. Dutch Holland from the Palm Beach County
Health Department. He stated that we will not need a water permit since
the distance offrre line to the building is only approximately twenty-five
(25) feet. This facility's fire sprinkler system will be serviced off of the
existing water main that was constructed for the existing facility. The
double detector check valve for the new facility is already installed, which
is reflected on the plans. A sewer permit is not required since the system
only requires a lateral. Mr. Holland instructed me to have Mr. Mazzella
call him at (561) 355-3070, extension 1134, if there were any outstanding
concerns.
2. Item acknowledged. Please inform me of the required fee and I will have
the Owner process a check immediately.
3. Please see attached additional original of our Engineer's certification. The
drainage calculations are shown on sheet 105, site drainage details.
4. A DERM permit is not required for this project. I have spoken to Mr. Al
Nevoso from DERM and he confirmed that there are no well zones in the
immediate area of this project. Please see attached well field map.
5. Item not applicable, see item No.4.

6. There is no waste stream for this project. This Owner recently completed
his facility on Lot 5 next door, which contained no waste stream. The use
of this new facility is the same.
FIRE DEPARTMENT:
Mr. Bob Borden:
7. We shall be applying for a flow test on Wednesday, July 5 during our
TRC meeting. I shall provide Mr. Borden with a copy of the site plan,
utility plan, and a check for the $250.00 fee as requested. See attached
copy oftransmittal.
8. We are trying to remain consistent with the other facilities that we have
designed in this park. The 400 watt wall packs on the front elevations are
required due to site photometrics and security purposes. Rear lighting for
the grassed area consists solely of egress lights for exit doors.

ENGINEERING:

9. We have added this note on the site plan (sheet 101) as requested.
10. We have corrected this dimension on both the site plan (sheet 101) and the
landscape plan (sheet 201).
11. The stop bar and sign have been added to sheet 10 1.
12. We have added this note to sheet 104 (drainage plan).
13. The Owner has filed a "Unity of Title" with the City attorney, which has
been recorded with Palm Beach County. We are researching the status of
this document in order to expedite the approval process. Please see
attached copy of the "Unity of Title" document.
14. We have relocated the wall packs accordingly. Most of the required site
lighting comes from the existing facility.

BUILDING DIVISION:

15. The site plan (sheet 101) and the floor plan (sheet 301) now designate the
handicap accessible entrance doors.
16. The existing site plan for Lot 5 is constructed as approved and cannot be
altered. The existing facility's handicap space was centralized since the
manufacturing areas are also accessible for potential tenant spaces in the
future. The new facility has been structured in a similar fashion, with the

accessible space (only one required) centralized related to four possible
future accessible tenant spaces.
17. All this requested information has been added to our site data (sheet 102).

23. The site has already been cleared. The Owner is researching the final
sign-off on the clearing permit, which should have been processed a while
ago. Either way, please see the attached copy of the environmental report,
which was executed prior to clearing.

PLANNING AND ZONING:

25. Item accomplished.
26. The accessible route from the proposed building to Commerce Road shall
be handled by connecting to the existing building's accessible route via a
crosswalk, which is allowed per F.A.C.B.C. 4.3.2(2). These lots shall not
be treated separately since they will be combined into one (I) lot via a
Unity of Title.
27. The required north buffer is labeled and dimensioned on sheets 101 and
201.
28. Item to be discussed at the TRC meeting. On the last four (4) projects in
this park, this conformance was confirmed between the City and the
County directly.

signs for this particular park.

At the request of Chris O'Hara, C &: N Environmental (:onsultants, Inc (C &: N)
conducted a gopher tortoise survey on. a +/- 1.0 Acre Parcel known as Lot 6." The site is

located witbin High Ridge Commerce Park, Which is situated on the eastern side of High
Ridge Road ~n Hypoluxo Road and Gateway.Boulevard BoyntOn 'Beach, Florida.
Lot 6 llhuts Commerce Road to the south and Cedar Ridge Residential. Development to
the norlb. Lot 5, which borders'the western boundary of the parcel, is presently
. undeveloped but has"been recently cleared ofveget41iOll while the eastern boundary abuts
a parcel currently in industrial use. The results of the survey an: III follows.

Lot 6 consi,.ts of a rectangular shaped parcel, approlCiniately 135' in width by
364' in length. Australian pine (Ca..I'uCJrina.equi.l"etijoliu), indicative of previous clearing
activities, dominates the v<:getative canopy.. As a result, the ground is covered by a very
thick layer of decaying pine needles which has displaced die majority - of native
grqundeovcr species. Other .exotic vegetative speeies noted include Brazilian pepper
(Scninu,I"/erehiflthi/olius). Madagll8car periwinkle (Cu/herun/u" mseus), puncture vine
(7;.ihulus dstoide.\') and half-tJower(Scuevolo .\'ericco). Although remnant native species
including dune beach sunflower (Helianthus dehili.l") and saw PlIlmetto (Serenoa "epens)
persist in limited quantities throughout the perimeter of the site, the original habitat has
been significantly degraded in past years. As a result of the limited forage base and
adequate burrowing conditions (open, sunny areas), it is unlikely thaI gopher to.rtoise
would OCcur on site. No bulTOws were noted during the survey.
