The subject plat and development plans have been reviewed by the
T.R.B. and approval is recommended subject to the stipulations
as noted on the attached print and as further stated as follows:
1. The plat document must be corrected because of
technical discrepancies. The revisions must also
show Miner Road extended as 108-ft. wide instead
of 106-ft. as shown. The deed description is to
be corrected also. The Dedication must provide
for utilities in private roads.
I will forward revised prints when received.
2. Street lighting and traffic control devices are to
be added to the development plans.
3. The Developer must present information concerning the
value of the property so the Planning and Zoning Board
can determine the recreation fee.
4. A cost estimate for the required private recreation.
Said cost to be bonded.
5. Separate deed documents are required for the Lake
Worth Drainage District.

Subject bike path has been designed and approved
at Congress Avenue with the City-wide Bikeways
The proposed modification would appear to channel cyclists, as
well as pedestrians using this facility, into the path of
exiting vehicular traffic. Such a dangerous situation would
be particularly hazardous to cyclists and pedestrians entering
the development aqainst the flow of traffic.

Upon review of the Haster Plan, the following revised recommendations are made
relative to my original memo dated January 8, 1980:
1. Public Open-Space Dedication Requirements
Review of units reveal:
93 single family units
132 duplexes/townhouses
200 row townhouses
425 total units
Based on "'Ib-Division Ordinance, computations are:
225 units @ .018 acre/unit
200 units @ .015 acre/unit
= 4.050
= 3,000
7.050 acres
Recommend one half (y,) credit for private recreation facilities provided,
thus reducing the requirements to 3.525 acres.
As the development is providing a public easement for a bikepath and linear
park encompassing approximately five (5) acres, the remaining 3.525 acres
required shall be considered met and the public dedication open-space
requirement fulfilled.
2. Private Recreation Facilities
Assuming that this development shall service families and children, an open
play field area of two (2) acres should be provided to accommodate activities
such as touch football, soccer, sandlot softball, volleyball, frisbee, and
other field activities requiring open space which is not currently provided
in the plan.

Water Lines- The three (3) connections (two on Miner Road and one on
congress Ave.) and the looping of an 8" water line at the south end
of the development adjacent to Lake Worth Drainage District Can~l L-21

In order to serve these areas, it will be required that the line from the
