MEMORANDUM April 27, 1987 TO: Medard Kopczynski RE: Mega-Mini Storage Sign Code Violations/Site Plan Approval On Friday, April 24th, I sat down with the representatives of Mega-Mini Storage relating to site plan approval and sign code violations. At last Tuesday's City Commission meeting the Commission approved Mega-Mini's site plan modification subject to all signage coming within compliance of the Sign Code Regulations. Upon analysis of the situation, I believe the solution should be resolved in this fashion: 1. must be to site The south sign which is painted on the building repainted to comply with the City's sign Code prior plan approval. 2. The free standing sign at the corner of Congress and S.W. 30th Avenue has been permitted improperly and said permit must be revoked. 3. standing approval Any problems with the permitting of this sign cannot be used as leverage for site on Mega-Mini's new site plan. free plan 4. The owners of the parcel where this free standing sign is located must seek a permit pursuant to City Code. If proper modifications are made to the sign content, this sign may be permitted under Section 21-16(a). In short, Mega-Mini' s new site plan must be approved once the painted sign on the building's south wall is made to comply with City Codes. The free standing sign at the corner of Congress and S.W. 30th Avenue is an entirely independent matter which is to be resolved between the legal owners of that particular parcel and the City. Mega-Mini Self Storage FILE: FROM Don Jaeger Chief Inspector 9U9Jl!CT As a condition of site plan approval, the following comments should be incorporated into the related documents by the applicant: 1. Classify the proposed type of construction for the structures in conformance with Section 601.1.1 of the Standard Building Code (SBC). 2. The allowable building area must comply with Table 400 of the Standard Building Code for the type of construction and proposed occupancy. Indicate on the site plan the total square foot areas for each proposed structure. Any structure with a greater square foot area than allowed by Chapter Four, Standard Building Code must be separated by four hour walls. 3. Table 308.2 of the Countywide Amendments to the Standard Building Code requires 7 handicapped parking spaces when 216 parking spaces are provided. 4. Show the setback from the property line along the Lake Worth Drainage District L-28 Canal to the proposed structure. 5. Section 1103.2 of the Countywide Amendments to the Standard Building Code allow an exception to the requirement for a side swinging egress door providing three conditions are met. The proposed condition in these structures does not meet the requirement of a maximum of 200 square feet per tenant space. Exit doors must be provided from all tenant spaces. 6. The minimum length of a parallel parking stall must be 25 feet. 7. Handicapped accessibility should be provided for these units in compliance with the State Handicapped Law. The plans indicate a step up from the parking area of 1.5 inches for each unit. State law requires that this be reduced to a maximum of 0.5 inches. 8. Show details on the type of proposed exterior lighting. 9. Parking areas must be striped in accordance with Boynton Beach Codes and curbs must be installed adjacent to all landscaped areas. The following information is for applicant's information: In order to facilitate the building permit review process, the following information should be provided, in duplicate, at the time of plans submittal: 1. Copies of the South Florida Water Management District approval for the site. 2. Soil tests. 3. Complete sets of the construction documents and plans, signed and sealed by the relevant design professionals. NOTE: work.
