SITE DATA
Boynton Commerce Center P.I.D. is a partially constructed
development generally located in the southwest quadrant of the
intersection of 1-95 and Woolbright Road (just west of the CSX
railroad) and contains approximately 36.2 acres. Existing site
development consists of three buildings totalling approximately
208,500 S. F. with associated parking. A main entrance road,
Corporate Drive, is also existing. Exclusive right and left turn
lanes on Woolbright Road are existing at its intersection with
Corporate Drive. Parcel 3G of the proj ect has also recently
received Site Plan approval from the City for 35,715 S.F. of
manufacturing use. Proposed site development consists of
constructing three buildings totalling 228,523 S.F. The following
summary of proposed uses applies:

The above calculations assume the existing 208,500 S.F. is 25%
office (52,125 S.F.) and 75% warehouse (156,375 S.F.). Based on
the high peak hour turning volumes, it appears the existing
exclusive right and left turn lanes on Woolbright Road at the
project entrance are warranted.
CONCLUSION
The subject parcel has 208,500 S.F. of existing uses, 35,715 S.F.
of approved but unbuilt uses, and is vested via the Palm Beach
County Municipal Vesting List for an additional 249,600 S.F. of
office and 114,275 S.F. of industrial uses (358,490 approved -
208,500 built - 35,715 recently approved = 114,275 S.F.). The
proposed development of an additional 228,523 S.F. of which 68,557
S.F. is office and 159,966 S.F. is "industrial" is permitted under
the existing vesting. This project is therefore approvable with
regard to traffic performance.

1998, I am forwardinz this letter to you today to advise you that the Owners of the Boynton
Commerce Center. Parcels 3A, 3B and lC. arc considering a minor modification to the Master
Plan refetenced above and approved by the City "f Boynton Beach City c..,mmission on Februaty
17. 1998.
Attached to this letter yOU wiU find two (2) copies of Master Plans fOt Boynton Commen:e Centet
II. The copy marked Exhibit "An is the Master Plan as approved hv the City of Boynton Beach at
the Februarv 17, 1998 Commission meeting. The Master Plan matked Exhibit "B" is a tevised
Master Plan showing the changes we propose to make to the previously approved Master Plan for
purposes of this letter. You will note that M""ter Plan Exhibit "1.1" shows three (3)
office/disttibution buildings as oppalled to the six (6) individual office/disttlbution buildinas on
dle previously approved Master Plan (Exhibit "A"). We arc contemplating connecting the six
buildings and constructing thtee larger buildings rather chan six individual buildings at chis time.
The new proposed Master Plan willlncrease the square footage of the project from 206.460 to
231,160 for an increase of 24,700 square feet. In addition to combining the six buildings into
three buildings, we prOp<^ie to re\ocate O\lr fountain features to the front of the driveway areas
adjaaont to Buildings B, D and F. Furthetmore, we will be deleting sevcrt\l overhead doors and
truck loading areas behind the former Building E and be replacing those areas with additional
parking to compensate fot the parking we will lose by combininll Building's E and F.

Dear Ms. Heyden:
The Palm Beach County Traffic Division has reviewed the revised
Traffic Equivalency Statement information, dated 4/8/98, for the project
entitled Boynton Commerce Center, pursuant to the Traffic Performance
Standards in Article 15 of the Palm Beach County Land Development
Code.
Boynton Commerce Center is identified on the City's list of Previous
Approvals as being approved for 358,490 square feet of industrial and
249,600 square feet of office. The Traffic Statement contains land use
information which I assume is accurate. The attached table shows the
approved, built, and approved land uses shown in the Traffic Statement,
and the trips associated with each. Since the traffic from the proposed
and built development is less than the traffic from the original approved
development, the Traffic Division has determined that the project meets
the Traffic Performance Standards of Palm Beach County. If you have
any questions regarding this determination, please contact me at 684-
4030.

Pursuant to our meeting on Friday, May 15, 1998, I am forwarding this letter to you today as a
follow up to our review of the Conditions of Approval on MPMD 97.Q05, NWSP 97.Q21 and the
outstanding TRC comment on NWSP 98.Q02 as they relate to the modified site plan NWSP
98.Q02 you are currently reviewing for the May 26, 1998 Planning and Development Board
meeting.
As explained and demonsttated in our meeting, we have addressed all comments previously issued
under the above applications to the best of our abilities and the remaining conditions of approval
and comments will be addressed at the time of permitting for this project due to the nature and
the additional requirements of these comments and conditions of approval. Most of the
outstanding conditions of approval and comments require full, detailed construction documents
which have not been prepared as of this date.
Thank you very much for raking the time to review the conditions of approval and comments with
me. Hopefully this review session demonsttated our desire to work with the City of Boynton
Beach in obtaining the necessary approvals for this project as well as our commitment to build a
first class office/warehouse park.
