Dear Ms. Matras,
I'm sorry it has taken me so long to get this Site Plan to you, but I am sending it in an effort
to show that we have complied with the requests of Mike Rumpf during his administrative
review of the minor site plan modifications for this project.
I have enclosed the Site Plan and the Site Lighting Plan as they indicate the intention of First
Southern Bank to deal with the implementation of infrastructure to aid the future
development of the second phase of this project. This establishment of the infrastructure
and intent to develop the second phase ofthis project was one of Mr. Rumpf s concerns.
Another concern voiced by Mr. Rumpf was the back-up space (to be 27' -0") needed by the
cars to be parked adjacent to the drive-through teller on the east side of the property. We
eliminated I' -0" from the landscape buffer and established the 27' -0" back-up space as was
suggested by Mr. Rumpf.
Another requirement was that we submit the Traffic Report by Yvonne Ziel to Palm Beach
County Department of Traffic Engineering. We faxed this report (an equivalency was
established with the Report generated in 1997 for this project when it was Woolbright
Medical Center) to Mr. Al Federico.

Following is the ietter, I picked up this morning, from the City of Boynton
Beach Planning & Zoning Department. It grants our request for
admini!;trative review and approval ofmino': site plan modifications on the
above referenced project.
As we discussed, you must now revise the site plan incolporating all the
conditions for approval, includiug addressing the required back up distance
adjacent to the new drive through. This mig\1t also be the appropriate time
to rename the project. .
You may now develop final plans and move to the building permit stage. I
believe it would be prudent at this time to ewage a construction manager
to assist you in developing the criteria for construction, should you decide
to go that route.

Dear Mr. Rumpf,
The modifications that have taken place in regard to this project, file number NWSP 97-013,
permit applicatioh number 98-889 is as follows:
I, The phasing lias been revised so that Phase I will be the area to the east at this site and
Phase II will be the area to the west at this site (please refer to Sheet S-I).
2. As a result of the revised phasing, the Dumpster shall be located to the northeast comer
ofthe site as part of Phase 1.
3. A drive-through teller has been added to the east side of Professional Building I on the
Site Plan, thereby calling for a revision to the parking arrangement in that area.
4. The footprint of the building has been slightly modified, thereby decreasing its overall
square footage (please refer to Sheet S-I). This has resulted in minor changes to the
building's elevations.
If you have any questions or concerns regardirg these modifications, please do not hesitate
to contact our office.
