THAT A "NOTICE OF INTENT' BE ISSUED IN
PREPARATION FOR THE CONDUcrING OF A
PLANNING STUDY AND IMPLEMENTATION OF
REDEVELOPMENT FOR A SEGMENT ALONG THE

WHEREAS, in conjunction with Ordinance No, 0 00-53 staff is requesting
ommission approval to initiate planning studies for the Federal Highway corridor as
art of the ongoing efforts to implement the Visions 20/20 Redevelopment Plan; and
WHEREAS, this Notice of Intent represents a formal announcement of said

STATEMENT OF PURPOSE AND SCOPE OF STUDY
The purpose of this Notice of Intent is to declare, in anticipation of an amendment to the Land
Development Regulations, a study period to:
A. Identify existing uses and development characteristics of property zoned for
commercial uses within the Affected Area; and
B. Evaluate and implement changes to uses and design criteria within the C-3, C-4,
CBD zoning districts, and
C. Codify applicable recommendations in the Visions 20120 Redevelopment Plan, as
they relate to the redevelopment plan for the Federal Highway corridor.
AFFECTED AREA
The study area ("Affected Area") shall be along a segment of Federal Highway. more
specifically described as the area bounded by the City's northern boundary Canal on the north,
the City's southern boundary on the south, the Florida Eastcoast Railroad Right-of-way on the
west and the Interacoastal Waterway on the east (see attached Exhibit "A"),
GENERAL DESCRIPTION OF PENDING LAND DEVELOPMENT REGULATIONS (LDR)
I. Addition or deletion to permitted, conditional or prohibited uses within the C-3, C-4 and
CBD zoning districts within the Affected Area; and
2. Establishment of design criteria for commercial property in the study area including
possible revisions to the C-3, C-4 and CBD zoning districts,

Adoption of the new regulations under study will prevent further approval of uses that would be

The planning study including formulation of recommendations is estimated to take 6 months, If
additional time is required to complete the study due to the scope or magnitude of the regulatory
changes, a request for extension may be requested by the Development Department. The City
Commission, following public hearing on the request for extension may extended this Notice of
Intent for an additional period as specified by the City Commission at the time of extension,
