In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed change does not meet the
criteria to be considered "minor", as defined within the Land Development Regulations, Chapter 4. Site
Plan Review. Based on Section 9.C.5 of this chapter, staff has determined that the proposed elevation
change may have an adverse impact on the elevation design of the structure as well as on the overall
continuity in design of Boynton Commons.
If submitted as a major site plan modification, the project will be subject to the same review process as a
new site plan and to subsequent approval by the City Commission. However, please be advised that staff
would not support this request. As stated in the city's Community Design Plan, building design approval
shall be based on "its relationship to the site and its compatibility with the surrounding [...] built
environment". The proposed change cannot be judged exclusively on its own merit. Staff is aware that
Boynton Commons' building facades exhibit relatively few unifying design elements; therefore, breaking
an established pattern would further reduce the overall compatible design elements within the
development. Continuous flat parapet areas are part of the symmetrical pattern of facade modulations on
the north and south sides of Boynton Commons. The potential impact of the proposed change would go
beyond immediate disruption of this pattern: approval of your request would make it difficult for staff to
turn down similar requests from other tenants. Obviously, such multiple modifications to the existing
facade would be unfeasible and entirely undesirable.

the fac;ade adjusted vertically as welL

remaining across the building.

I have received your request for review of the proposed modification of a portion of the Boynton Commons' facade.
Modifications of this type are reviewed through a process called Request for Minor Modification, This process requires a
$100 processing fee, takes approximately 7 to 10 days, and is completed by a letter from this Division indicating whether
the proposed changes are minor or major. Minor changes may be processed further in the Building Division as a permit
application, and major changes must be processed as a new site plan. I will set up the file once your application fee is
submitted. Please let me know if you have any questions.
