VIA: facsimile (561)742-6259 Dear Mr. Rumpf: Our client, AG Edwards, wishes to expand their ground floor tenant space into the existing covered drive-thru area that is adjacent to their current space. AG Edwards moved their offices into the previous bank space approximately tv.o(2) years ago. During that time the drive-thru area has been used as covered parking for the building tenants. The covered aspect of the drive-thru is created by the projection of the existing second floor tenant space beyond the ground floor tenant space. The requested expansion of the ground floor tenant space will occur entirely below this second floor tenant space projection. The new storefront perimeter walls are to match the design of the existing ground floor storefront system. Refer to the attached exterior elevations. This site has undergone several changes since the original site plan was developed. In 1990 the parking was modified at the south end of the site creating a landscaped plaza type entry sequence. The required parking for this site plan was 364 spaces. A total of 364 spaces Vlfere provided. In 1992 the site plan was again modified. This modification was more extensive and included the removal of a portion of the existing retail building and the addition of the current Office Max building as well as a free standing restaurant. The building area was reduced by 4,042 SF from the original 76,940 SF to 72,898 SF. The parking was modified to provide 396 spaces of a required 385 spaces, thus creating a surplus of 11 cars. Our proposed expansion includes the addition of 8 new spaces, which meets the 200 square feet per space required for our 1,598 SF increase. This represents an area increase of 2.2% and still falls below the 4,042 SF reduction of the 1992 modification. The majority of new parking will be placed on the existing asphalt paving associated with the covered drive-thru and displacing only 140 SF of existing adjacent landscape area. We believe this needed expansion has a minimal impact on the existing site and in fact eliminates a current unsightly condition of an unused drive-thru. The extent of this proposal (2.2% increase) should fall within the qualifications of a minor modification to the site plan. Give me a call if you need to discuss the proposal in more detail. ~ R.
