Federal Hwy.)-Renovation MMSP 00-055 Dear Mr. Wright: In response to your request for the administrative review and approval of modifications proposed to the above-referenced, approved site plan, please be intormed that the proposed changes regarding the renovation of the building and site for the Amoco Gas Station as shown on the revised plans date stamped 9/27/00 are "minor", as defined within the Land Development Regulations, Chapter 4- Site Plan Review. Please note that plan sheet # 11 has been revised to reflect the maximum height for the monument sign to be fiftep.n feet, six inches, as agreed. Progressive Development Group, Inc., (PDG), has been retained by BP Amoco Oil, (BP Amoco), to prepare plans for minor site and building modifications at the above referenced facility. The current facility is dated and no longer meets with BP Amoco minimum design standards. The facility is comprised of a four-dispenser canopy, a convenience store, automobile repair services and a car wash. The project consists of renovating the existing building and canopy, which includes painting, window replacement and relocation and removal of all non-structural walls. New non-structural walls will be installed in a different configuration, which will eliminate the car wash and automobile repair service bay areas. Subsequently, the convenience store will occupy these areas as an expansion to the existing layout. The convenience store will utilize the existing power and water supplies on site and retain the same entrance. The sides of the building will be landscaped and traffic will be restricted to the front where the parking will be striped. The proposed architecture is consistent with the planning department preliminary guidelines for future development and the proposed building and site signage comply with current city codes. The building fac;ade will be remodeled to include clap siding, which gives the appearance of wood planks. A standing metal seam mansard roof will be installed around all four sides of the building, which will also screen the air conditioning system components. The proposed site modifications will bring the parking, landscaping, irrigation and drainage into compliance with current city codes. The amount of parking spaces will be increased from 4 to 9, which meets the current requirement for convenience store parking. The landscaping modifications increase the pervious area from 6.26% to 38.94% of the total site and allow for the planting of city approved landscaping. Irrigation will be established on the site, where currently there is none. All storm water runoff will be treated and then discharged through new trench drains and exfiltration trenches in accordance with the Florida Department of Transportation Mr. Jose Alfaro Page Two September 25, 2000 (FOOT), South Florida Water Management District and City guidelines. There is little evidence that the existing drainage system functions properly. Additionally, (FOOT) has indicated that the elimination of two of the driveways on Federal Highway is in accordance with their safety guidelines. The current driveways to me modified will include the brick pavers along the sidewalk to match the existing patterns. Another two driveways will be eliminated on S.E. 4th Street to better define the traffic patterns on the site. Please review the enclosed plans at your earliest convenience. Sincerely, cc: E.
