Dear Mr. McCann:
In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed changes are "minor", as
defined within the Land Development Regulations, Chapter 4. Site Plan Review.
Please note that all original site plans or master plans, once approved, must be rectified (revised
incorporating and addressing all conditions on which the project was approved). Sets of rectified plans
must be submitted to this office and endorsed by all TRC members prior to receiving a building permit.
Assuming that a rectified plan for this project has been approved by staff, the project may continue to be
processed by the Building Division as a permit application.

RE: Club Meadows Apartments
Dear Mr. Rump:
Enclosed is an application for a minor modification to the Club Meadows
Apartments entrances. As we discussed in our meeting together, Club Meadows
Apartments would like to install manual gates on three of their less used entrances
and automatic gates on their two most heavily used entrances. The apartment
management feels the gate system proposed here is necessary, due to prior
vandalism and burglaries and for the general security of their residents.
Sheet L-3 has a general description of how the gates will operate. Generally, the
manual gates will be closed and locked for most of the day. At peak hours of
traffic, the management will open and monitor these gates. It is anticipated these
hours will be from 7:00 A.M. to 9:00 A.M. and 4:00 P.M. to 6:00 P.M. Actual
hours will be determined by the needs of the apartment residents. At all other times
the gates will be closed and locked.
The automatic gates will be accessible 24 hours a day to residents with remote
"click" boxes. A separate guest lane is being provided at one of the main
entrances. There will be a local phone (call box) at this entrance. The guest will be
required to call the resident they are visiting from this phone and the resident will
be able to activate the gate by dialing a special code at their phone. The automatic
exit gates will be activated by a detection loop buried beneath the pavement in
front of the exit gates.
All of the gates, both automatic & manual, will have "knock" keys to allow 24
hour access by the police, fire and emergency.

Included in this package are copies of the original master plan by Donald Daniels,
Inc. I have indicated by "clouding" the locations of each gate and how they will
operate. Sheet L-3 shows the modifications to be made at the automatic gates.
Because of the need to make room for additional lanes and the swing area of the
gates, some parking spaces are to be omitted. Sheet 1 of 2 of the Donald Daniel's
drawings has the 'Vehicular Parking Data' table and indicates the number of
spaces to be omitted. As you can see from this table, there will still be ample
parking to meet the City's present parking standards.
If you have any other questions or if I can be of further assistance in this matter

get the gates installed and would appreciate your prompt review of this
application.

a $100.00 check to the City of Boynton Beach for the application review.
