Relocation of parking area for Eckerd's project
Dear Ms. West:
In response to your request for the administrative review and approval of modifications proposed to the
above-referenced, approved site plan, please be informed that the proposed changes are "minor", as
defined within the Land Development Regulations, Chapter 4. Site Plan Review.
It should be noted however, that the reduction in parking spaces, below 100% of the spaces required by
the Land Development Regulations, Chapter 2, Section 11-14 (up to 50 %) is allowed within the Central
Business District; however, conditioned upon the requirement that all provided spaces are unrestricted,
open for public use. Alternatively explained, on-site parking spaces can no longer be limited to restaurant
patrons. To avoid this sharing requirement, 100% of required parking spaces must be provided.
This project may continue to be processed by the Building Division as a permit application.

We have received the comments from Peter Mazzella which you faxed to us. The
comment5 and our responses are as follows:

This is just a quick note with the comments from Peter Mazzella from the City's Utilities
Department.
1. Is on-site drainage exfiltration trench? If so, is it sufficient to retain the first 2.5"
of rainfall over impervious area? Please provide calculations.
2. Provide easements to Bud's Chicken and Seafood for private water and sewer
services.
If you have any questions for Peter, he can be reached at 742-6404. I will attach your
response to the letter notifying you that the criteria for the Minor Site Plan Modification
have been met.

RE: BUD'S CHICKEN & SEAFOOD: Minor Site Plan Revision
Dear Mr. Rumph:
We represent Boynton/Federal Development, Inc. who are the proposed developers of
an Eckerd Drugstore at the northwest corner of Boynton Beach Boulevard and Federal
Highway. The owner of the existing Bud's Chicken and Seafood to the west of the
proposed drugstore has entered into a contract with the developer to sell them the east
portion of the Bud's property, which will complete the Eckerd Drugstore parcel. We are
submitting an application for the site plan for the Eckerd Drugstore concurrently with this
request.
The transfer of portion of the Bud's Chicken and Seafood property to the Eckerd
property will reduce the size of the Bud's Chicken parcel and the number of parking
spaces. Accordingly, we have prepared a site plan which shows the revised parcel and
site data for your review. The minimum requirements of setbacks, parking spaces, etc.
will still be met with the revised plan.
We hereby request that these plans be revised administratively, as they meet the criteria
in the City Code for a Minor Site Plan Revision.
As per your requirements, attached please find the following:
1. Site plan - proposed conditions (1 print)
2. Survey - existing conditions (1 print)
3. Letter of authorization from owner
4. Review fee ($100.00)
