RE: GROVE PLAZA: master site plan modification
Dear Mr. Rumpf:
On behalf of our client, we hereby re-submit our request for approval of the attached
Master Site Plan for the Grove Plaza project.
As per your requirements, attached please find 12 sets of the following:
1. This letter of request describing the changes made to the master site plan.
2. Master site plan.
3. Master stormwater management plan.
4. Master stormwater management calculations.
The updated traffic study was submitted with our previous application.
The modifications which have been made to the master plan since the previous approval
are as follows:
1) The parcel lines have been reconfigured to create a separate common area tract
which will accommodate the trunk road and drainage system and maintain a
200' distance from the property line of the proposed gas station parcel to the
existing residences.
2) Parcel A has been modified from 7500 square feet of retail/pharmacy to 2940
square feet of convenience store/gas station and the site has been redesigned to
the actual site plan of the 7-Eleven Convenience Store with gas sales which is
being submitted concurrently with this application.
3) Parcel C has been modified from 4500 square feet of retail to 6540 square feet
of retail.
4) Parcel D has been modified from 6500 square feet of retail to 9000 square feet
of retail.
5) Site Data and Parking Data tables have been updated accordingly.
6) Proposed turn lanes on Hypoluxo Road have been added.

7) The southerly access drive has been modified from one-way to two-way traffic
flow and the dumpsters along the south drive have been rotated accordingly.
8) A proposed 5' sidewalk has been added along Hypoluxo Road, and the
proposed 6' sidewalk to be constructed by Palm Beach County has been
shown along Lawrence Road.
9) The 15' landscape buffer has been clarified along the north boundary.
10) The proposed pavement for the widening of Lawrence Road has been added.

Dear Mr. Lewicki:
On behalf of our client, we hereby request approval of the attached modified master site
plan for the Grove Plaza project.
As per your requirements, attached please find the following:
1. This letter of request describing all changes made to the master site plan (12
copies)
2. Letter from Palm Beach County Roadway Production regarding the 5-laning
of Lawrence Road (12 copies)
3. Modified master site plan (12 copies)
4. Modified storm water management plan (12 copies)
5. Storm water calculations (12 copies)
6. Revised traffic study (6 copies)
7. Sketch of distances from Parcel A to the existing residences (1 copy)
8. Fee for master site plan modification: $500.00
The modifications which have been made to the master site plan are as follows:
1) Parcel lines have been reconfigured to create a separate common area tract
which will accommodate the trunk road and drainage system, and maintain a
200' distance from the property line of the proposed gas station parcel to the
existing residences.
2) Parcel A has been modified from 7500 square feet of retail/pharmacy to 2960
square feet of convenience store/gas station.
3) Parcel C has been modified from 4500 square feet of retail to 6540 square feet
of retail.
4) Parcel D has been modified from 6500 square feet of retail to 9000 square feet
of retail.
5) Site Data and Parking Data tables have been updated accordingly.

6) Proposed turn lanes on Lawrence Road and Hypoluxo Road have been added.
