Guardian Storage
Proposed
Development:
The developer is currently constructing five, one-story mini-storage buildings
and a parking facility for 98 parking spaces. A Major Site Plan Modification
has been submitted for approval of project signage to include a pylon sign
and building wall signs. Due to uncertainty of sign needs at time of site plan
approval, sign details were excluded which generated a condition requiring
future signage to be approved by the Planning and Development Board.
(See Exhibit "B" - proposed site plan).
Landscaping:
The modified plan does not provide detailed planting information around the
pylon sign as required by Chapter 7.5 of the Land Development Regulations.
The landscaping of the site will fully meet the code requirements when staff
comments are incorporated.
Community Design
Plan:
All sign designs have incorporated the community design plan requirements
in relation to continuity of architectural style and color. However, the code
sets the maximum area that can be occupied by non-word depictions, such
as graphics, at 20%. The plans shall include the tabulation and
documentation necessary to confirm conformance with this requirement.
The south and west elevations of building "A", which face public rights-of-
way, contain additional wall signs, such as:
. 4 - 12 feet by 2 feet wall signs, displaying the business phone
number and air conditioning accommodations
. 1 - 8 feet by 4 feet silver and black colored logo of an armored
night, with a 13 feet by 3 feet business name sign
There is no established pattern or consistency in sign size or color within the
vicinity of this project. However, the proposed sign would exceed the
estimated area of the nearest sign which is estimated at 35 feet and is also
for a storage use. Also, the average commercial sign height in the area
ranges between approximately 10 feet and 16 feet, and the sign nearest to
the subject sign is estimated at 16 feet.
To maximize compatibility with area site signs, sign should not exceed 45
square feet in area and 16 feet in height. This recommendation is consistent
with the city's direction toward minimizing the visual impact of project
signage.
Signage:
This Major Site Plan Modification was submitted to provide required
information about the proposed project signage. After review of the
previously approved plan, it was found that the proposed plan provides
additional wall signs in areas, not previously shown, along the building
frontage. However, all proposed signs meet current code requirements.

RECOMMENDATION:
The Planning and Zoning Division recommends approval of this site plan modification, subject to
the comments included in Exhibit "C" - Conditions of Approval. The Technical Review Committee
(TRC) recommends that the deficiencies identified in this exhibit be corrected on the set of plans
submitted for building permit.

plan (NWSP 97-017). Please review and submit your comments by 5:00 p.m. on
Monday, February 1,1999.

Also, as our fee will be based on staff review time, please monitor your hours and calculate
an individual fee. The cost is to be computed as follows:
