RE: Alfaro letter of March 30, 1999
Dear Mr. Rumpf:
I recently received a letter requesting traffic data and the
comparison with the traffic impact of the maximum
development of the existing zoning (Low Density Residential)
with the maximum traffic to be generated from the proposed
land use classification (Local Retail Commercial).
In discussing this with Mr. Alfaro, it was mentioned that we
should consider the block north of the house, Block 8, in
the traffic impact study, which will be redeveloped
commercially.

Mr. Katz's application is to rezone the house, Lots 4, 5
and 6, Block 11 to commercial. Block 8 is presently
zoned commercial.
The house, although it is restored to single family
residential, the use is a museum, a quasi-public use,
which in all reality generates less traffic than the
normal single family use.
A more intensified use is going to generate further
examination by the city which may, in turn, validly
require traffic study along with other requirements.

4. Several site plans have been prepared for Mr. Katz
concerning Block 11, but at this point, he is not
comfortable in presenting any of these site plans for
approval or consideration.
5. When a site plan is prepared for Block 11, then all
aspects of planning will necessarily be considered.
6. At that time, it would be appropriate to consider the
combined development of both Block 8 and Block 11.
In summary, I am requesting that Block 8 be rezoned from
residential to commercial. If, and when, use intensifies,
we expect to present a modified site plan with all of it's
ramifications. I am also requesting that Block 11 be
considered when the site plan is presented.

Dear Mr. O'Shea:
Please be advised of the current status of our review of the (Robert Katz) Historic House Land
Use Amendment /Rezoning (LUAR) application. The proposed LUAR will be reviewed by the
Planning and Development Board (P&D) on April 13, and by City Commission (CC) on April
20.
After consulting with Mr. Al Federico from Palm Beach County and meeting with Mrs. Hanna
Matras in our office, it was concluded that you need to provide traffic data that compares the
traffic impact of the maximum development allowed under the existing land use classification
(Low Density Residential) with the maximum traffic to be generated from the proposed land use
classification (Local Retail Commercial).
Please provide us with information regarding time completion keeping in mind the schedule
outlined above and that the projected date of the corresponding ordinance approval by the City
Commission is May 18, 1999.

cumulative total to date for the 1999 calendar year.
Enclosed are the ordinances reflecting their approval by the City Commission on May 18, 1999, the
publication notice, and newly adopted land use map with the boundaries and location of the subject
