Yvonne Ziel Traffic Consultants, Inc. was retained to prepare a trip generation analysis for a
proposed light industrial project to be located at the above referenced property, which is located in
the City of Boynton Beach. Lawson Industrial Park is a vested site. The proposed project will consist
of 19,980 square oflight industrial uses; 1,998 SF of office and 17,982 SF of warehousing.
Please find enclosed Tables 1 through 4, which provide the trip generation rates used and the trips
generation by the proposed project. The proposed project will generate 121 daily trips. Since this is
a vested site, a complete traffic study is not required. Please call me if you have any questions.

Please find 4 sets of r~tificd site plan dravvings for the above referenced project, incorporating the conditions on
which it was approved per Exhibit C of the Development Order. We have attached a copy of the previously
submitted drainage statement prepared by Messler & Associates.
Additonally please note the following:
Item No. 25 - Our landscape architect, Roy-Fisher & Associates has addressed the requirement for median
landscaping and has spoken with both Kevin Hallahan and Ken Hall of the City of Boynton Beach. Our
consultant has indicated to us that at this time, the requested landscaping is not possible. Please see the attached
memo to Mr. Hallahan regarding the r~quested median landscaping and inform us of your recommendation.
Item No. 30 - Please note that the corrected building area proposed is 19,980 square feet in lieu of the previous
19,550 square feet.

This memo ik to folJow up our conversation yesterday regarding the median
in front oft~e warehouse that the Sun Group is building. They have been
asked to protide landscaping for this median. After carefully reviewing the
criteria for p~anting this median using Palm Beach County Roadway
Guidelines as requeste~ and speaking with both you and Ken Hall of the
Engineeringio.ep~ent, ,I have. c?ncluded that no plantings taller than 30"
can be placed m tlllS medIan as 1t IS now. There are a number of reasons why:
Per Palm BJach County Codes:
This median is not curbed. Due to this, trees would need to be less than 4"
caliper at the time of maturity.
The median is only 8' wide. For medians without curbs and a speed zone of
30 MPH as this is, we would need to have the trees set bltCk out of the clear
zone a minimum of 4'. As the median is only 8' wide. this would not be
possible.
It currently is used as a drainage swale for the roadway catch basins. Planting
trees in this median would interfere with the drainage.
As the existing condition of the roadway does not allow planting to
acceptable standards, we ask that you rescind the city's requirement for
median improvements on this project.

Drainage Statement
For
McCraney Warehouse
Lot 14, Lawson Industrial Park
Boynton Beach, FL
May 13, 1999
The proposed facility is to be a 19,980 SF office/warehouse complex located on
lot 14 of Lawson Industrial Park. The parcel consists of approximately 1.4:t
acres and is located on the southwest corner of SW 30 Ave and 14 th Place.
Lawson Industrial Park has a master water management system inplace that
has been approved by South Florida Water Management District and the City
Of Boynton Beach. The water management system is designed to handle both
water quantity and quality. The one additional requirement is the warehouse
project will be required to provide dry pre-treatment for the first one half inch
of runoff. On the west boundary of lot 14 is a retention area that is part of the
master drainage system.
The project drainage system will be comprised of a series of catch basins
connected by pipes with an outfall into a the retention area located along the
project's west boundary line. This area is part of Master Drainage System.
Water quality and quantity for this project will be obtained through this
System as is consistent with all projects within the industrial park. In addition
to the master system, the site will the required dry pre-treatment through the
use of on-site exfiltration trenches. The exfiltration trenches will be connected
through a series of pipes and control structures to the existing retention along
the west property line.
The project will be designed in accordance with the requirements of the South
Florida Water Management District permit and The City of Boynton Beach. The.
project will be permitted through the appropriate government agencies.
