Please be aware that we are filing for Site Plan
Modification on the new publix at Sunshine Square.
We are requesting the following,
1. ) Removal of the proposed wall located between the
existing Center and the new parking lot.
2. ) Increase the size and amount of land scaping in
the area where the wall is being removed.
3.) Change the light fixtures shown on the original
lighting plan to increase the foot candles. One pole
will be deleted at the entrance off of Federal Hyw.

As a condition of site plan modification approval, the following comments
should be incorporated into the related documents by the applicant:
1. The Boynton Beach Sign Ordinance allows only one free-standing
sign for the project along Federal Highway.
2. Handicapped accessibility to Pub1ix must be provided immediately
adjacent to the handicapped parking stalls.
The applicant's prompt compliance with the preceding comments will insure
a timely permitting process.

We can approve the proposed site plan based on the following:
1. The proposed deletion of the screening wall addresses only a
portion of the site, and does not address the appearance,
traffic flow, and screening of dumpsters located at the
existing shopping center. Revised plans showing needed
treatment of the entire site must be resubmitted.
2. Revi sed plans for resubmi t tal must show lias -bui I t II locat ions
of all water mains, valves and meter boxes relative to the
proposed landscaping and any other modifications that are
proposed.

RE: PUBLIX SUPERMARKET AT SUNSHINE SQUARE SHOPPING
CENTER - STAFF COMMENTS
The Technical Review Board would like to make the Planning and
Zoning Board aware that the Sunshine Square Shopping Center has
historically had a poor record with respect to maintaining the
appearance of the shopping center, particularly the landscaping.
Based on this past record, the Technical Review Board is
unanimously recommending that the request to delete the buffer
wall between the new publix supermarket and the old shopping
center be approved if, and only if, all of the following comments
and conditions can be satisfied: ---
1. Proper screening is provided for all mechanical
equipment at the rear of the existing shopping
center.
2. The driveway at the rear of the existing shopping
center is in poor condition and should be repaved.
3. The rear of the old shopping center should be painted.
4. The location of the proposed dumpster enclosures
should be coordinated with other improvements to
ensure safe and efficient access by the City's
front-end loaders.
5. The two existing drop curbs onto Federal Highway
which are not being utilized should be
reconstructed to provide for a continuous raised
curb and sidewalk.
6. The light pole fixture proposed to be deleted in
the vicinity of the theatre sign adjacent to
Federal Highway should be retained.
7. The lighting at the rear of the old shopping center
is inadequate and should be improved.
8. The landscaping at the rear of the existing building
adjacent to the publix site should be improved,
including the addition of raised curbing to protect
this landscaping, where necessary.
9. That plans be prepared and submitted for review by
the Technical Review Board which incorporate items
#1 through #8 above as part of a revised site plan
submittal.
