The site was cleared during recent clearing and grubbing activity, and
construction of homes has been initiated.
The current application was submitted for the review and approval of
the recreation area, common area landscaping, and two (2) entrance
wall signs for phases 3A and 3C of the PUD. The recreation area will
serve 64 single family homes in Phase 3A and 117 zero lot line
homes in Phase 3C. The developer is proposing construction of a
2,39S square foot recreation building with recreational facilities and
associated parking (see Exhibit "8"- Site Plan), Recreation facilities
include pool, volleyball court, barbeque/picnic area, tot lot and open
play area,
N/A
A 40-foot right-of-way expands around the north side of the recreation
area, with one entry drive aisle that provides the connection into the
parking area. The proposed vehicular use area will provide parking
areas containing the required 9-foot by 1S-foot spaces (all at a 90-
degree angle). The main (gated) entrance drive, with a wall feature
displaying the sign on each side, gives access to Sandalwood right-of-
way.
The proposed parking for the recreation building and the pool consists
of ten (10) parking spaces, including one handicap-accessible space.
The proposed number of parking spaces does not meet the Code's
requirements as specified in Chapter 2, Section 11 H, e(1) and e(12).
Pursuant to these requirements, one space shall be provided for
every four dwelling units located between five hundred and eight
hundred feet from the recreation amenity, and one space for every
two units outside of that radius, However, given the project size,
walking distances to the common recreation area are reasonable, The
request and approval of a variance is a condition of approval of this
site plan.
The landscaping of the site will fully meet the code requirements when
staff comments are incorporated, The development will be provided
with the required amount of perimeter landscaping; in particular, the
perimeter landscaping proposed along Sandalwood Drive will
continue consistently through the two phases. The phasing plan for
common area landscaping must be submitted at the time of permit

are incorporated into the permit drawings,
Community Design
Plan: The recreation building's design will match the design and
architectural details of project's single family homes,
Signage:
A sign plan has been submitted and meets the requirements of the
City of Boynton Beach Land Development Requirements Chapter 21,
Article IV, Section 1, Paragraph D, This paragraph states that 6-foot
high, one-sided, 32 square foot wall signs are allowed on each side of
all approved entry drives. Two signs are proposed for each side of the
entrance wall feature on Sandalwood Drive.
The proposed masonry entrance wall is 6 feet high. It contains
decorative pilasters with a formed smooth stucco finish and terra cotta
bowl planter features,
RECOMMENDATION:
The Planning and Zoning Division recommends approval of this site plan request, subject
to the comments included in Exhibit "C" - Conditions of Approval. The Technical Review
Committee (TRC) recommends that the deficiencies identified in this exhibit be corrected
on the set of plans submitted for building permit.
