RESPONSE TO COMMENTS FOR QUAIL RUN
ENGINEERING DEPARTI1ENT COMMENTS:
1) The calculations required by the South Florida Water
Management District are attacned.
2) Two copies of the cost estimate are attached.
3) The base line stationing is the same as center line
stationing.
4) The "A" or "B" preceding the station numbers is a label
to identify different baselines.
5) Section C-C was added to the plan sheet.
6) Stabilized shoulders have been added to all road ways.
7) Concrete sidewalks are shown on both sides of S.W. 26th
St. as required by code.
8) The cost of the street lights has been added to the
cost estimate. A note regarding F.P. & L. was added to
the general notes on the notes page of the engineering
plans.
9) The street light plan was done by the landscape
architect and a copy of those plans are provided. The
plans show lights on the private streets as well as
public streets.
10) New bonds will be provided for required improvements
when we submit for final plat.
11) Bill Flushings comments are addressed below.
a) The delta angle was changed.
b) The course distance was added.
c) The bearing directions were changed to be
consistent. I
d) PRM's are consistent with chapter 177.
e) PCp's were added.
f) A seal for the city Clerk was added.
g) The easements are combined easements and not
solely for water and sewer.
h) A 12 foot utility easement was added between lots
12 and 13.
i) Easements for Tract B were added.
j) P.P.L., Southern Bell and the cable companies
will use utility and the ingress egress and access
easements.
k) All intersections have now been changed to a 30
foot radius.
1) Sidewalks are now shown on both sides of S.W. 26th
St.
m) The reference to the mountable gutter was deleted
from the plans.
n) The details were added and changed as requested.
UTILITY DEPARTMENTS COMMENTS
1) The easements for Tract B and between lots 12 and 13
were added to the plat.
2) The fire hydrant detail was changed to match the city's
detail.
3) Responses to previous comments are below.
4) The easement for the lift station site is existing (PB
50 Page 3, 4, 5)'- The site will be deeded to the city
by separate instrument.
5) The 16" water main is now extended to the west property
line as requested.
UTILITY DEPARTMENTS PREVIOUS COMMENTS
2) Gate valves were previously added as needed. If the
city requires special gate valves we will provide them
at there request. '.
5) Cleanouts are shown at each bend in the sanitary
services. Please note, the bend shown at the end of
the service is only a symbol representing a single or
double service. Please see typical service location
detail and typical service detail, for cleanout
locations.
6) A note regarding cleanouts in pavement was added to the
cleanout detail.
7) The 16" water line has been extended to the West
Property line as requested.
9) DIP is used in all places where the \vaterline crosses
the sanitary with less than 18" clearance as required
by the Health Dept.

It is the developers desire to construct two four (4) foot
sidewalks, one on each side of the street, instead of one
eight foot and one four foot.

Not included in other comments concerning this preliminary
plat is my observation that the plat boundary extends north
of the area occupied by the 96 units and includes another
building, however, the development plans do not include
improvements required to serve this building.
I recommend that the plat boundary be revised so as not to
include the area for which improvements were not included.

mate mid-point of each loop.
4. The City of Boynton Beach should also be referenced in the utility
easement dedication.

Comments:
1. Information concerning depth of the existing lake should
be indicated.
2. The limits of roadway paving at intersections should be
clearly defined.
3. A reference to sheet 18 for off~site improvements should

to the index sheet.
4. All private street lighting details shall be included
with the Design Engineer's development plans, including
light intensity information shown on plans. Plans should
be sufficiently detailed for permitting by the Building
Department. A note that F.P. & L. will design lighting
for S.W. 26th Avenue and Woolbright Road should be shown
on the plans.
5. A memo from Bill Flushing, dated June I, 1987, is included

With respect to the attached correspondence concerning a sidewalk
exception for Quail Run, the TRB met on Tuesday, May 5, 1987, at
which time they recommended that as an alternate to placing
sidewalks on both sides of S.W. 26 Street, the developer be
allowed to construct a 4 foot sidewalk on one side of the street
and an 8 foot concrete bike path on the opposite side of the
street.

District for the construction permit are also required by the
City Engineering Department.
2. A cost estimate for the bonded improvements is required.
3. Is the base line stationing the same as center line stationing?
4. A clarification is required regarding the term "A" and/or "B"
preceding station numbers.

Several feet of shoulder stabilization is recommended for the
private streets.
7.
A concrete sidewalk should be shown on the west side of S.W.
26th Street and the 8 ft. bicycle path should be of concrete,
not asphalt.

The cost estimate should include the cost for street lights
in the Public Rights-of-Way and a note should be added
stating that the installation will be done by F.P.& L. Co.
with F.P.& L. Co's. plans approved by the City.
9.
Street lights are required for the private streets and should
be shown on the plan.
The performance bond held by the City for the original plat
for Quail Lake West included the cost for all of S.W. 26th
Avenue and for two lanes of Woolbright Road, extending west-
ward from the existing construction to the west limits of the
property. For said bond to be released, the new bond would
need to include the cost for the above said improvements.
