Boynton Beach Boulevard Post Office Box 310 Boynton Beach, FL 33425-0310 RE: ALTA CHASE'S PARKING VARIANCE Dear Mike: As you aware, Wood Partners is requesting a parking variance for its Alta Chase development in the City of Boynton Beach. Of the proposed 216 units to be built in this project, 72 will be one-bedroom units, 108 will be two-bedroom units, and 36 will be three-bedroom units. In addition to the healthy percentage of one-bedroom units, we expect that this project will generally cater to young professionals. Many of our two- bedroom apartments will be rented by singles with a need for a home office or guest bedroom. Our company has built in excess of 50,000 apartment units throughout the southeast and, further, we own a portfolio of several thousand apartments that were built in the last few years. We also participate in exchange forums with our peers, through organizations such as the Urban Land Institute. At these industry meetings, we frequently discuss issues like parking requirements. Given our long track record, communication with our peers, and our keen sensitivity to our residents' needs, we hope that you will rely strongly on our judgment when we indicate that the 1.9 parking spaces per dwelling unit that we have designed is more than sufficient for this development. In fact, given Alta Chase's characteristics, we believe that 1.75 spaces per dwelling unit would be ample. Parking spaces that we build above and beyond the number already provided on our site plan will not be utilized and will further take away what would have been green space.
