The Palm Beach County Traffic Division has reviewed the traffic study (received on
December 14, 2000) for the project entitled; Woolbriaht Twin Plaza, pursuant to the
Traffic Performance Standards in Article 15 of the Palm Beach County Land
Development Code The project is summarized as follows:

Yvonne ZIel Traffic Consultants, Inc was retamed to prepare a tnp generatIOn eqUIvalency analysIs
for a proposed change at project located along Woolbnght Road. The SIte was approved 36,000
square (SF) of medIcal offices, The proposed change IS for the project to mclude 2,091 SF of bank
use and 15,909 SF of office use m one bUIldmg and the other bUIldmg wIll remam medIcal offices.
Please find enclosed Tables 1 and 2, whIch provIde the tnp generation rates used and the tnps
generated by the approved project. Tables 3 through 5 proVIde the tnp generatIOn for the proposed
changes. The change results m a reductIOn of 136 daily trIps, 16 AM tnps and no change m the PM
peak tnps. Smce the proposed modIficatIOn does not result m an mcrease m trIps, a new traffic study

minor impact upon the Woolbright Medical Office sIte
plan. Based on the intensIfication of use, changing the
assumptions on which the original traffic study was
reviewed and approved, the traffic study must be updated
as part of a major site plan modification review The
original traffic study was based on 36,000 square feet of
"medical office use", whIch generates less traffic than a
bank use A major site plan modification reqUIres City
Commission approval The submIttal reqUIrements include
complete sets of sIte plans showing the proposed revisions

My client, First Southern Bank, is mterested in purchasmg the above referenced SIte and
constructing the improvements as previously approved by the City, the only change bemg
the addItIon of a bank drIve through to the easternmost buildmg.
The arclntect has drafted a proposed site plan with the contemplated change, which IS
attached to tins letter along WIth the preVIously approved site plan.
Our questIon IS, what will be required of us to allow tins change and what time line might
it follow?
