It was a pleasure speaking with you yesterday You should have received
signed and sealed Landscape Architectural plans for the subject applications
referenced above We are requesting an Administrative Review of the
proposed landscape design as it relates to the approved site plan dated Nav
17, 1998 We agreed these proposed Landscape Architectural plans would be
attached to the approved site plan permanent file
As we discussed, the proposed landscape far exceeds the minimum
requirements of the approved site plan and provides the environmental
buffenng of concern The Mahogany trees on the west boundary of the
approved site plan, after considerable coordination with the City Forester to
preserve undisturbed natural areas on-site, have been dlspursed on Intenor
islands and perimeter trees Native slash pines are now proposed on the west
boundary In natural areas to be more in keeping with the fnnge of the
Quantum preserve area adjacent to the property Further, we re-used
indigenous plants as "mitigation plugs" on the south boundary Kevin Hallahan
has greatly aSSisted us in achieving this plan and has signed his approval to
the permit applications
The proposed plan has also been closely coordinated with and received a
letter of approval from the Quantum Park Property Owners Assn A copy of
this letter, a waiver for use of FPL easements to be landscaped and a copy of

The Architectural Review Committee has reviewed the plans submitted for the proposed Quantum
Park Distribution Center on parcels 67 A, 678, 69, 70, 72 and has detennined that they are approved
with the following conditions'
1 The revised landscape plans recently submitted to Winston Lee are approved and will
become the official landscape plans for the project.
2 The concerns outlined in the letter from Mock Roos and Associates dated October 15
1998 are addressed on the construction drawings submitted for the building permit and
Community Development District approval of the connections to the existing drainage
facilities.
3 The extenor elevations indicating equipment screening are approved wth the condition
that any roof top equipment not be any higher than the top of the highest point of the
equipment screen. We strongly reconvnend this issud>e looked at dosely before the
final elevation of equipment screen is determined and built.
Please provide a copy of the site plan and landscape plans along with the conceptual paving,
drainage, water distribution and waste water plans as approved by the City Commission.

68B, 69, 70 and 72 located on High RIdge Road, south of Gateway Boulevard, m
the Quantum Park development and to update the tnp generatIon threshold
spreadsheet. The five lots will be developed to contam 212,142 square feet of
warehouse and 53,036 square feet of office for the Boynton Industnal Realty
CorporatIon. The SIte will generate 287 PM peak hour tnps on HIgh RIdge
Road. The attached tnp generatIon threshold spreadsheet for the Quantum Park
development has been updated to reflect these addItIonal trIpS.
The development of Lots #68A, 68B, 69, 70 and 72 will bnng the total number
of PM peak hour tnps generated by lots on HIgh RIdge Road, south of Gateway
Boulevard, to 1,226 ThIS total IS below the threshold of 1300 reqUIred for the
restrIpmg of the north approach to provIde dual lefts. Therefore, no
Improvement IS needed at thIS tIme.
